Location
Perched above the river overlooking the picturesque village of La Roque Gageac, there can be few finer locations for a house than this. It's set in the most celebrated part of the Dordogne - "The Golden triangle", which includes Sarlat, La Roque Gageac, Domme, Castelnaud and Beynac. The house is right in the centre of this spectacular area with some of the best views in the whole region.
It is within an easy stroll of restaurants and has unsurpassed views over the river to La Roque Gageac, the Dordogne valley and Domme.
The walks along the river and extensive quiet cycle routes are wonderful; there's years of fun ahead with canoeing and swimming in the river, special restaurants to enjoy and the Unesco World heritage site of the Vezere vally only 15 miles away.

Access
The house sits at number 296 on the little track called Chemin des Choucas; it's parallel to and just above the D703 through La Roque Gageac. It has its own private parking off the D703.

Interior
The house is the larger of two distinct houses which sit alone against the cliffs overlooking the river. They are joined by a single 1 metre thick stone wall. Each has it's own separate character and the entrances are over 10 meters apart. It benefits from a lounge-dining room, kitchen and 3 large bedrooms each with their own bathrooms/shower/wc. It has a spectacular 10 meter long terrace overlooking the river and village along with a small private garden to the rear.

Exterior
The house sits above the D703 on a quiet public path called The Chemin des Choucas. From the path, stone steps lead up to the terrace and entrance door. The rear of the house has a small garden area with a woodland backdrop. We have installed a new decking area of approx. 12m 2 with seating, a BBQ and views over the roof to La Roque-Gageac . It also has a private parking space 50 meters from the house off the D703.

Revenue Generation
The house has been let in the past as a holiday rental, we only rent it for a limited part of the year (16 weeks ) and the income generated averages around 30,000 euros for this restricted season. There's fantastic potential for a greater return if the property was to be rented for a longer period as the views and situation are superb.
