Property Description

We recently renovated this atelier for our daughter but she is moving back to the UK.
This is a fantastic opportunity to purchase a great property in an area of outstanding natural and historic beauty at a very affordable price. It is classed as an "atelier" but The Mayor has agreed that we are allowed to live in it and we pay Tax d'Habitation which is the residential tax rather than business rates. We have totally renovated in the past year or two as a home from previously being the local master carpenter's workshop.
It has a new roof and has been fully double glazed in the past year or so.
The three large double bedrooms, freshly decorated, all have a newly tiled ensuite shower and w/c with washbasin . (Sizes are approx. 3.4 x 4.4....3.3 x 4.1 ..and 4.1 x 3.3)
The large lounge and dining room , (approx. 6.5 metres by 6.5 metres), has exposed beams and insulated roof to keep it cool in the summer
The kitchen (4.5 x 3.0) has views to the rear and access to the two covered patios which are for external dining and relaxing .

The property is very easy to manage as it has a small garden. If a large garden is wanted it has a substantial barn and land next to it where there is space to install a swimming pool; this land etc could also be available at an extra cost of euro 20,000.
Furniture, white goods, bedding etc could also be available as a separate negotiation to make any move across very easy.
Off street parking is included.
The house is only a short walk from the spectacular Beynac Chateau and one of France's most iconic villages where you'll find fascinating history, restaurants, bars and cafes, canoeing and boat trips.
The house faces south over the Dordogne valley with views towards Marqueyssac Chateau and offers easily accessible, spacious, accommodation all on one level.
La Grange sits in a quiet corner in the valley behind Beynac Chateau; the small road in front of the property narrows to around 2 metres therefore it is very quiet and not a busy road.
The best of the Dordogne is on your doorstep. The castles of Castelnaud, Les Milandes and Marqueyssac are only 2 miles away as is the famous village of La Roque Gageac. The beautiful historic town of Sarlat is 6 miles away.
While the house is very close to the village (5-10 mins walk) it's location is rural with beautiful walks and cycle routes available by simply walking out the front door.
This detached atelier is in a superb location for a holiday home with easy access to enjoy and explore the beautiful Dordogne on your doorstep.
