Property Description

This comfortable, character house with 3 ensuite bedrooms is perched above the Dordogne enjoying spectacular views of La Roque Gageac and across the valley to Domme.
The house is stone built, with thick walls designed to keep it cool in summer and warm in winter. It has three double bedrooms all of which have ensuite bathrooms , a wonderful terrace for dining and relaxing and is the perfect "lock up and leave" home.

Perfectly placed within strolling distance of La Roque Gageac - designated 'one of the prettiest villages in France' - Number 1 La Malartrie is set in the heart of the most celebrated part of South West France.
There are five chateaux within a mile or two of the house. The famous town of Sarlat is only 6 miles away and the beautiful bastide town of Domme is 3 miles away. With Castlenaud, Beynac and Marqueyssac even closer, you won't find a better base from which to explore the area. The village itself has lovely cafes and restaurants, bread, gift and wine shops.
The river is only a short stroll away, and one of the cleanest in France, so there's no shortage of places to swim and picnic. Canoe hire and boat trips are available from the village and there's a wealth of beautiful walks and cycle routes nearby. La Malartrie really is a superb location for a holiday in the Dordogne.

We are retiring and this is a fantastic opportunity to buy one of the best houses and views you will find at a modest price with a proven record of a great income. It is the ultimate win-win situation; you can enjoy the views, the house and the atmosphere of the village on your holiday along with getting an amazing return on your investment if you rent it for some of the season.
Rental income over the past 6 years averages out at just over 24,000 euros each season and 144,570 in total for the 6 years.

La Malartrie:
We have owned the three properties in La Malartrie ( a small hamlet which is in the Vezac commune, the centre of which is 3 km away) for about 7 years . Everyone thinks that the houses are in La Roque Gageac as they are in the same line of houses which constitutes La Roque Gageac next to the Chateau . It is only maybe 2 or 300 metres to La Roque Gageac centre and a simple, safe 3 min walk.
We bought them in 2013 and have extensively renovated them from the dilapidated state they were in to the attractive well maintained condition you will find them now.

Parking at La Malartrie:
The houses sit on the ancient "chemin publique" rather than a main road and in the past people drove along it. Today this is really not possible so we park at the end on the chemin (just over 100 m from the properties) which has adequate free parking and it is marked for “residents only” under the Chateau so you will always get a space even if the village is busy.

The views from these properties are some of the best in the village and in the whole of the Dordogne region. The village is officially recognised as one of the prettiest in all France (e.g ey featured in the millenium edition Le Figaro and the village views were rated in the top 10 nicest in France.)
