Property Description

No 3 La Malartrie.

This interesting old stone house only has three walls with the last wall being the cliff face. Wonderful character with a great garden and lots of options for living and eating outdoors, either up in the large garden or under the covered terrace in the “courtyard” garden.
We have renovated it over the years from a dilapidated state and it is now in a good state of repair, with new electrics ,new plumbing, new floors, exposed beams and lovely views.
In the garden there is space for a pool with wonderful views.
The house has two official bedrooms. One of which is at ground floor level with interesting arrow slit windows through the stone walls ; we use the outside “store” for our bedroom as it has character and views; the “store” is fully insulated and has a shower/wc; this is not an "official bedroom", simply an outside store. Conversely we use the upstairs large full height roof room which extends the length of the building as a store rather than a bedroom; although it could easily be converted into a bedroom. It has water ,a link to the drainage, electricity and a new wooden floor. Any purchaser would have to accept this bedroom anomaly and enjoy the house as it is without need for planning changes in advance of a sale. The house is almost 300 years old and situated in an area of outstanding natural and historic interest, planning requirements to change the status of things can take years of boring, tedious bureaucracy so we have simply left things as they are over the years we have owned it.

This house has never been let to clients as we love it and use it for ourselves.

I estimate the rental potential to be per annum (24000 euros) based on our other rental properties in the area.

Parking at La Malartrie:
The houses sit on the ancient "chemin publique" rather than a main road and in the past people drove along it. Today this is really not possible so we park at the end on the chemin (just over 100 m from the properties) which has adequate free parking and it is marked for “residents only” so you will always get a space even if the village is busy.


La Malartrie:
We have owned the three properties in La Malartrie ( a small hamlet which is in the Vezac commune, the centre of which is 3 km away) for about 7 years . Everyone thinks that the houses are in La Roque Gageac as they are in the same line of houses which constitutes La Roque Gageac next to the Chateau . It is only maybe 2 or 300 metres to La Roque Gageac centre and a simple, safe 3 min walk.
We bought them in 2013 and have extensively renovated them from the dilapidated state they were in to the attractive, well maintained, condition you will find them in.

The views from the house are some of the best in the village and in the whole of the Dordogne region. The village is officially recognised as one of the prettiest in all France (e.g ey featured in the millenium edition Le Figaro and the village views were rated in the top 10 nicest in France.)

A two minute walk from the house takes you to the river and the village of La Roque Gageac. Here you'll find a medieval church, gardens, great views, post office, gift and wine shops and several lovely restaurants and cafes for enjoying what the French do best!
Canoeing is very popular and a lovely way to see the countryside and chateaux from an interesting angle. Just walk along to the canoe base, paddle down the river and then a minibus brings you back from your chosen stopping point.
This is a really superb location for a full time home or holiday home in the Dordogne. It's set in the heart of the most celebrated part of South West France. No fewer than five chateaux are within a mile or two of the house and the famous medieval town of Sarlat is only 5 miles away. The picturesque vllage of Beynac (2 miles) was used as a film location for 'Chocolat' and Beynac chateau is well worth a visit.
Castelnaud is just over a miles walk away along a beautiful riverside path through fields of sunflowers. Marqueyssac has world famous topiary gardens to see and a lovely cafe with stunning views. Chateau de Milandes was famous as Josephine Baker's residence in the 1930s. The medieval town of Domme is about 3 miles away. Here among the cobbled streets are lots more charming shops and restaurants.
The Dordogne is simply a glorious place to be - a paradise of beautiful tree-clad landscapes studded with medieval castles, ancient churches, bastide towns, and amazing caves. Pretty Perigordine houses abound, with their steep roofs and pigoniers.
The area is of course renowned for its food and there is no shortage of restaurants and auberges.
People have lived here for 40 000 years and evidence of the past is everywhere. From prehistoric dwellings, castles of the Hundred Years War to the medieval and Renaissance buildings of Sarlat, only 5 miles away, there are historical sites everywhere you look.
The Dordogne is also world famous for its prehistoric sites. At 15 miles away, the entire Vezere Valley is a Unesco World Heritage site and the home of the National Museum of Prehistory, Lascaux IV and countless fascinating caves.
