Property Description

A spacious village house renovated in the ‘80s and 90’s, in perfect condition and 20 minutes either way from all shops. Located between Saint Maixent and Parthenay, in the charming Gatinaise village of Vautebis, this house is to be considered seriously!
Facing south east, calm and quiet, and in a pleasant environment between village and countryside, this sunny house offers you as follows: -
The front door from the courtyard opens to the ground floor, which is tiled throughout, entering into a large airy living room, with a wood burner which heats the whole house. Never miss your English TV – a satellite dish is installed to receive Free Sat. At the other end of the living room is a modern fitted kitchen with a sink, an electric hob with oven and a dishwasher. There is also a niche which fits a large refrigerator.
A door leads to the back kitchen/scullery which has a fitted kitchenette comprising a sink, a washing machine and a gas oven. The large efficient electric hot water boiler fits into a cupboard in this room. The covered back courtyard is easily accessed from the back kitchen.
Another door from the living room leads to the large bright sitting/dining room which also has a television point to another satellite dish.
The integral garage is accessed from the dining room, and is big enough to fit not only the car but a chest freezer and plenty of storage.
An office, which can double as another bedroom, and a downstairs toilet lead off the hallway and the stairs.
Upstairs, four large bright double bedrooms; three have views across the garden and open countryside. All flooring on the first floor is parquet. The landing is big enough to use as another office and computer room.
A bathroom, with bath and shower and a separate toilet completes upstairs.
Off the corridor, a door leads to stairs to the large dry attic (25m2) on the third floor which is boarded with 10m2 of room for storage.
PVC double glazed throughout; heating, as already described, is by a ducted wood burner with electric radiators in every room for supplementary heating, which is rarely needed.
The garden has fruit trees – cherries, apples, plums and pears and is very easily maintained. There are raised beds to cultivate vegetables. There is a securely fenced chicken coop and living quarters which presently holds four chickens. Fresh eggs every day! The outbuildings (a very large workshop and car port) are all assets. The all year-round sunlit and private courtyard at the front of the house has a fully functioning well which has water all year round to keep the plants happy. For the vegetables at the top of the garden there is a 2000L rain water cube.
Our small village of 114 friendly inhabitants, of all ages, is well serviced with school buses to the local colleges, lycées and primary schools. One minute away, round the corner, is the village tennis court for all to use.
Ten minutes away, at Menigoute, is a Health Centre with three doctors, a dentist and two physiotherapists. Menigoute has a pharmacy, a small Spar, a hairdresser, a boulangerie and a Bar Tabac. Reffannes, less than ten minutes the other way has another Bar and also an excellent restaurant.
On top of the village municipal tennis court, sports are well catered for; in the local area – fishing, swimming, golf and cycling.
The two local towns, Parthenay and Saint Maixent each have large supermarkets and restaurants catering for all tastes.
The nearby autoroutes - A10 and A83 are within easy reach. The Atlantic coast at La Rochelle is within easy reach. The wine regions of Bordeaux are a day’s excursion away. Puy du Fou and Futuroscope (both theme parks) are two definite destinations for the kids of all ages. Parthenay itself has an annual Games Festival in July. Poitiers, Fontrevaux and the Chateaux of the Loire Valley are worth visits for the history buffs and in very easy reach. The local airports are at Poitiers, 35 minutes drive and La Rochelle, 1½ hours away, via direct roads. The fast TGV, direct from Paris (only 2½ hours away), is served by regular and efficient services to the stations at both Poitiers and Saint Maixent L’École. It takes four hours to drive to St Malo for ferries to cross the channel to the UK or Eire.
Floor plans and more photographs are easily available if required. Any further questions will be happily answered personally.
