This stunning property is situated in NW France, in the Mayenne region, amongst lovely countryside, only 4 km from the nearest village. Approximate driving time from the port of Caen is 1½ hours and Calais 4 hours. Rennes, being the nearest airport, is about an hour away. Dinard airport is 2 hours away.

This is an immaculate property, which can be found off the beaten track but near enough to a local town, which provides most amenities. It is a beautiful, mature venue consisting of a house and a large field with two lakes - one specialist Carp Lake and one smaller coarse fishing lake which also contains small carp, sitting on a plot including lakes of over 5 acres in total.

Established as a fishery since 2005 by the previous owners it has for many years operated as a successful carp fishing holiday destination from the UK trading through an agent. It attracts customers from all over the UK . There were (before covid) bookings of around 20+ weeks per year. A local manager is on hand if required, as are locally based and cleaning and maintenance staff

It's a superb destination for a family, or a small group anglers, who are seeking a quality fishing holiday in tranquil surroundings with sole use of both lakes and excellent lakeside accommodation. It is a firm favourite amongst the carping fraternity and has both new and repeat bookings, including current bookings for 2021 and 2022.

Property Description
The lakes

The main carp lake is approaching 2 acres with an average depth of 1½m and a deepest point of 4m. It has three solid block based swims, all having been recently constructed and with electric power points and wifi at each swim. It's a drainable, spring fed lake with a clay/silt base, lily pads and overhanging branches which are present on the near and far side margins. The lake is stocked with a good stock of carp up to 47 lb and was last netted in 2019. It has periodically been restocked with specimen fish, most recently in 2016.

The coarse fishing lake is nearly one acre in size with an average depth of 1m. Again, it's a drainable spring fed lake with a silty substrata and overhanging branches. This lake is heavily stocked with small carp of 2 to 15lb including a few 20lb+ surprises!, roach and rudd.

Small Coarse Lake

Large Carp Lake
The larger carp lake is approximately 2 acres (some 6,750 sq m) and is well stocked with mirror and common carp up to 47 lb,ghost carp, grass carp and koi with 2 male catfish. The lake provides a silt bed and overhanging branches, which are mainly present on the near and far side margins. The lake was renovated around 16 years ago and has been well maintained since. All three swims, were replaced by the present owners in 2016 and provide electricity and wifi.

The property and lake have been well looked after by the previous and present owners. There has been an ongoing programme of maintenance of the lake, the stock and grounds, including newly constructed swims, new landscaping features and external decoration of the house.

The business has an established Facebook page with just under 4,000 followers. In addition there is a valuable domain name associated with the business that redirects traffic to the agent. At the moment bookings and marketing are very effectively managed by the uk agent, who is an established fishery agent.

There could be the opportunity for someone to continue and build upon this successful Carp holiday venue, break away from the agent and be entirely self-supported. In the meantime, the property is sold to include any forward bookings if required by the new purchaser, should they wish to purchase a property with earning potential from the outset.

The property is currently let out to fisherman, who then have sole access to the two lakes as a holiday destination. An alternative would be to offer a drive survive type of fishing holiday, for example by building a shower/toilet block, or adapting the large garage/barn, with the owners living in the property all year round. Further potential to expand exists by offering meal packages and equipment hire to anglers, including bait boats, bivvy/bedchairs etc. and selling different types of bait.

The property could also be used as a permanent house or private holiday home.

The property sits in a rural area surrounded by countryside some14 km from the market town of Ernee with all commerce and the medieval town of Fougeres is some 15km away, with its large medieval castle historic old town and modern town centre with many boutiques and restaurants. The neatest train station is at Laval (46 km) with links to Rennes, Le Mans and Paris. Laval also provides 18 hole golf course with gastronomic restaurants. The closest beaches are 70 km – 1hr 15 mins away.
