Property Description

Excellent value for this large old stone barn which has CU+ (which is similar to outline planning permission) for it to be converted into habitation, it offers huge potential to be make a very characterful home. The barn is on the edge of the pretty village of Chatillon en Bazois where you can moor a boat in its port on the canal that runs through the village. The canal is the 'Canal du Nivernais' which is 174 kms long. There is also a path that runs alongside the canal making it perfect to also enjoy walks or cycling and discover the surrounding countryside. A pleasant way to explore the region is to go on a cruise or hire a boat and meander in either direction in your own time.
Although the barn is close to the canal, it is not in a flood zone. It is also situated in a quiet position, not near any main roads and so has very little passing traffic.

The barn sits on approx. 1,820m2 of land. Just the ground surface area alone (including the external walls) measures approx. 280m2. The building is approx. 32m long and is 9m wide on one half of the building with the other half measuring approx. 7m in width. There is also the possibility of having another floor as there is plenty of head height to create a first floor with more rooms or have a large open plan mezzanine. Given the surface of the property, it would be possible to easily design the layout of the property to create five or six or more bedrooms.
Mains electricity and mains water go past in front of the property so simple to have new connections to these. There is no mains drainage in the village so an individual drainage system will need to be installed and this again will be simple as there is more than sufficient land for that and we can explain what needs to be done concerning that.

The village itself has various shops such as boulangeries and there is also a couple of small grocery shops. There is also a doctor in the village. Nevers is the largest city in this department and is only about 30/40 minutes away.

We also have more details and a video of its location available on request, do not hesitate to contact us for these or to arrange to visit the property which can be viewed by prior appointment during the week or at the weekends.
