It has WIFI, satellite TV and reversible air conditioning. Beyond is the modern kitchen and dining area. The kitchen has a fridge-freezer, dishwasher, induction hob, microwave and electric oven. The oak dining furniture has been made locally. There is also a shower room with WC. Stairs from the lounge lead to the mezzanine and a double bedroom with en-suite bathroom. The self-contained en-suite bedroom has electric heating and TV and can be used for Air BnB. It has two cellars, a garage and two store-rooms.

We would expect a good rental income from the Gite based on previous experience.

It is fully fitted and furnished, ready for immediate use. including garden equipment such as a tractor mower.

A Bosch washing machine is available in the cellar.

Location
The North Aveyron is a hidden gem of a location and is lesser known than some of the surrounding regions. Le Puech is a small hamlet situated on a promontory on a hill overlooking a sweeping valley. The hamlet itself is very small. From the garden, you can look down on the village of Banhars. You won't find any shops here; they can all be found in Entraygues which is 4 km away. There are larger stores in Espalion, (25mins); Rodez or Aurillac, (both 50 mins).

As well as the nearby towns there are many interesting villages to visit. Ten villages are classed as "les plus beaux villages de France". This is more than any other department. They are: ​Belcastel; Brousse le Chateau; Conques; Estaing; La Couvertoirade; Najac; Peyre; Saint Come d'Olt; Sainte Eulalie d'Olt; Sauveterre de Rouergue.

Natural sites nearby include Bez-Bédène , views from the Chateau de Valon, Puy de Montabès, Puy des Arbres, Pic du Castel, the waterfall "Saut du Chien", and the Gorge de la Truyère. the "Coulée de lave"at Roquelaure and the trou de Bozouls are both fascinating geological sites.

Some popular places to visit are Lac Saint-Gervais and Montezic, (20 mins), Montsalvy (20 mins), Mur de Barrez (30 mins), Laguiole (30 mins) home of Laguiole knives, Le Fel.

Other interesting sites and locations are: the ruins of the chateau at Thenieres at 942 m (30 mins), the chateau of Montarnal (25 mins), the chateau de Calmont d'Olt (35 mins), the spa town of Chaudes-Aigues with geothermal heating of the houses and hot-spring water at 82 deg C, the hottest in Europe (55 mins), the Millau viaduct (1hr 20mins).

Access
Rodez airport is about 1 hour away. Toulouse is some 2 hours away.

The nearest railway stations are at Rodez or at Aurillac (both about 50 mins).

Exterior
The grounds extend to about 0.7 hectare, (a little under 2 acres). There is a secluded 10x5m swimming pool and flower gardens, an orchard with picnic table, lawns, a vegetable garden and terraces.

Additional Details
There are dozens of restaurants in the area. They range from the famous "Maison Bras" at Le Suquet, Laguiole to restaurants used by the locals which are very good value, with locally sourced ingredients and very popular.

There are more than 900 km of long-distance "Grande Randonnee" footpaths and a network of 4000 km of shorter walks in the Aveyron. There are 14 walks in our Canton alone, many accessible directly from the cottage. These paths are also a real paradise for bike rides and for mountain biking. From simple family walks to discover the countryside to more experienced mountain bikers, everyone will find an outdoor activity to suit them. Bicycles are available locally if requested in advance.

Fishing is a popular pastime in both the rivers and lakes. Fishing permits may be purchased from the Office de Tourisme.

Laguiole is a winter ski resort. There are also horse-riding centres and golf courses nearby.
