Property Description

Summary
La Galerie des Patres is one of the most beautiful country homes in Uzès, It enjoys stunning, panoramic views of the bucolic Valley des Seynes that are facing the property.

The original stone farmhouse has been extended and transformed over the centuries. In 2001 this historic house was completely renovated and converted into a beautiful and comfortable family house, also appropriate for receiving guests thanks to a series of reception rooms. Renovated with taste, craftsmanship and first class materials, including a large staircase in Burgundy stone, it boasts many beautiful decorative elements. With its high windows, it is exceptionally light and bright.

Location
The house is facing no other constructions, but is not isolated, being located a distance of 2km from the centre of Uzès with all its shops, restaurants, public library, cinema, theatre, international bookshop and its famous bi-weekly fresh food market.

Access
The property is situated just 1.5 hours from Marseille Airport, 35 minutes from Avignon TGV train station, 40 minutes from Nîmes TGV station (Paris 2h35) and only 20 minutes from the A9 motorway.

Interior
The rooms are located around a large courtyard facing south, protected against the northerly wind.

Ground floor
Through large impressive antique double doors one enters a large hall, which leads to the central courtyard and on the left hand side a spacious reception room (48m2), boasting an impressive stone fireplace and high ceiling. Three double doors give access to the large courtyard.

To the right of the entrance hall a small passage leads to the library (21 m2) and the ‘billiard’ room, also with a fireplace and large windows facing the courtyard. Next is the central hall dominated by an exquisite staircase carved from Burgundy stone. Underneath the staircase one admires the origin of the house: a Roman well, 12 meters deep, built in Roman times with huge rectangular stone blocks. It measures 4mx4m and is full of water all year round.

The central hall gives access to a cosy informal dining room next to the fully equipped, elegant kitchen.

Furthermore, on the ground floor: the formal dining room, overlooking the courtyard, a wine cellar, two storage rooms, two guest toilets and the boiler room.

First floor
The first floor offers four bedrooms, two in the south wing, including the master bedroom, accessible via the stone staircase. Inn the north wing there are three bedrooms, accessible by a separate staircase. Two of them enjoys great views over the Cévennes Mountains in the distance. The third bedroom is very spacious and is overlooking the courtyard. The first floor of the tower serves as a sitting room with wooden beams and a private balcony overlooking the park. A spiral staircase leads to the second floor of the tower, where an office room is located with amazing views in all directions.

Also situated on the first floor are three (ensuite) bath/shower rooms. The one next to the master bedroom is very attractive with marble tiles and a walk-in shower.

Exterior
Accessible from the kitchen is an impressive, elegant loggia with Doric columns which overlooks the Vallée des Seynes. Equipped with a gas barbecue, it is an ideal place to enjoy a sunset or a simple dinner on a warm (rainy) day. From there is an access to the ‘archives’, a long, but narrow room (25m2), suitable for storage or as office.

It is surrounded by a beautiful park with lots of flowers, palm trees, an orchard, a vegetable garden, and large lawns with breathtaking views on the Vallée des Seynes from every angle thanks to the slight slope of the park.

Located in the park: a covered swimming pool (12mx5m) with pool house. a low stone building, used as garden equipment shed and a doghouse with floor heating, a garage, a carport for two cars, an automatic gate, a romantic pond, an orchard, a vegetable garden, a sewage tank and a bore hole, delivering plenty of clean water for the swimming pool and garden all year round. The watering system for the garden is automated.

There are terraces on three sides of the house and the property is fully fenced.

Additional Details
The house is south-west facing.

All rooms have central heating and the music room has underfloor heating.

The house is equipped with an alarm system and a fibre optic internet connection.
