Property Description

Summary
Contact me to receive a video of the house and surrounding location.

Perfectly located in the beautiful town centre of historic Narbonne is this 4 bedroom house, recently renovated, combining original features with modern fittings. The property is currently set up with an office on the ground floor and a large entrance hall, so would be ideal for a home office or small business requiring a central location. Suitable also for a teenager requiring a bit of space with the second shower room on the same floor. Beneath the office is a basement with full height ceiling ideal for storage.

On the first floor are 2 double bedrooms and a brand new shower room. On the second floor is the third double bedroom, separate toilet and eat-in kitchen. On the 3rd floor the living room leads out onto a south facing terrace with wonderful views over the terracotta roof tiles of the town, and on a clear day to the Pyrenees. Built onto the terrace wall is a wooden counter where you can enjoy the view while dining. All the floors in the house are tiled.

The area has reputedly 300 days of sunshine a year. Owing to the dual aspect allowing throughput breeze and the extremely thick external walls, the space remains cool in the heat of the summer. Electric heaters have been fitted for the short-lived winter evenings.

The double glazed windows have 2 openings - the bottom one you can leave open and not worry about rain.

Fibre cable internet installed.

Due to the centre of town location you can apply for a residents parking permit to use in the car park behind the house.

Location
The house faces a lovely square with large trees and a seating area. Within 100 metres you are in the quaint shopping streets with boutiques, bars and restaurants. The canal, historic town hall and cathedral are 2 mins walk away. Exposed beams, tiled floors, large double glazed windows, large cellar and locally sourced stone spiral stairs are additional attractive features.

Narbonne is serviced by many airports - Carcassonne, Perpignan, Beziers are all about 30 minutes by train. Montpellier is about 50 minutes by train and Toulouse about 1.5 hours. You can reach the beautiful costa brava in Spain in 1 hour by car. Narbonne is surrounded by legendary and picturesque villages and towns that dot the Canal du Midi, such as the world famous walled city of Carcassonne plus the spectacular Cathar castles of Quéibus and Montségur which recently starred in the Da Vinci Code. The town is also at the centre of the Languedoc Roussillon wine area. There are many great vineyards where you can do wine tastings eg. Ricardelle with its sea view vista, Hospitâlet on a hilltop surrounded by vineyards with a reconstructed medieval village, Negly and Chateau Rouquette. For art lovers you should head south to the modern art museum at Céret and see the many mountain and sea views painted by George Braque, Salvador Dali and Picasso among others. The wonderful seaside town of Collioure is famous as an art colony where artists live and sell their work. For markets Narbonne itself has plenty including Les Halles which is regularly voted best covered food market in France. Local cuisine to try are the lucque olives, tapanede made from black olives, fish dishes such as Bourride de Seiche, oysters, meat dishes with herbs like rosemary and thyme, cassoulet, goats cheese like Pélardon and Rocamadour. Along the canal outside Les Halles every weekend morning is a general market selling everything from haberdashery to toys, tools and antiques. Every Saturday morning there is an organic market in Place du Forum. Another great food and wine market can be found every Saturday at the seaside village of Gruissan. Here there is a lovely old village centre and a harbour filled with boats and great seafood restaurants. Further afield for real antique dealers is the town of Pezenas. Further north still is the Cevennes natural park where you'll find Rocquefort and can taste the famous blue cheese matched with Muscat wine. The town of Albi with its stunning 13th century cathedral - the largest brick building in the world. The sandy beaches range from child friendly Narbonne Plage and Sète to the more picturesque La Franqui and Argèles. The beaches of Narbonne plage and Gruissan are about a 15 minute drive.

Access
Narbonne is serviced by many airports - Carcassonne, Perpignan, Beziers are all about 30 minutes by train. Montpellier is about 50 minutes by train and Toulouse about 1.5 hours. You can reach the beautiful costa brava in Spain in 1 hour by car.

Exterior
Large rooftop terrace off the living room with fitted counter for enjoying some food and drinks while taking in the view.
