Property Description

Summary
Rare contemporary Bioclimatic Class A villa, built exclusively with Ecolabel and Biosourced materials, respectful of the environment which favors quality of life.

It is an artist's house favoring the view and integration into the landscape. We did the design, the interior and exterior plans, and led the architecture.

It is the first villa with wooden cladding in the village and the surrounding area, based on article L111-16 2014 & 2016 of the Town Planning Code which intelligently supports the use of renewable materials such as wooden cladding.

The concept was to avoid anything that could be harmful at the environmental level, so the use of cement and concrete was totally excluded. The house is entirely in wood, wooden slab on 26 steel piles driven into the ground between 2 and 3 meters.

The colors and species of wood have been chosen to blend in with the landscape and the vegetation.

All the materials used are eco-label (paint, fermacel, etc.).

We turned to a company that could carry out this project ready to deliver. It was the Maison Gico Company that responded and took up this challenge. The timbers were cut, prepared in agreement with their extremely responsive and efficient design office.

The frame was delivered, with assembly assistance from a carpenter from Gico.

The distribution of energy, insulation, electricity, plumbing and finishes were carried out on site.

Location
The villa is located in the town of Arboussols and Marcevol, in the Pyrénées Orientales.

Arboussols is a small Catalan village forgotten by time yet ideally located 30 minutes from the TGV station (Direct to Paris, Madrid, Barcelona, etc.) and 35 minutes from the airport (Flight to Paris, London, Dublin, Nantes, etc. .).

10 minutes from the capital of Conflent, the sub-prefecture, Prades, allows you to find all the amenities of the city (clinic, doctors, supermarkets, etc.), bars, restaurants, cinema, music festival, and at 30 minutes, Perpignan offers all the facilities of a regional capital Hospital, train station, airport, etc.)

From Arboussols, in a few minutes we will stroll through the alleys of the charming village of Eus, the most beautiful village in France. Sea and mountain, halfway between the vermeille coast and the resorts of the Pyrenees, the village is authentic with Mount Canigou, the sacred mountain of the Catalans watching over it.

In the village you can come across goats, horses or the donkey of Marjolaine the goatherd. A few steps away, stroll through the hamlet of Marcevol with the superb Notre Dame de las Gradas church as a backdrop or even admire the remarkable 11th century Priory of Marcevol, wonderfully restored and rich in entertainment, it is the true cultural life of the common thanks to the remarkable work of Dimitri and the foundation of the Priory.

Small discreet town where the town hall ensures the cleanliness of the village and makes cross the sheep in the zebra crossings. Access
The property is accessed by a private road which occupies 600m², which makes a cadastral lot of 4535m² and the guarantee of having no construction within 60 meters in front of the house.

Interior
The villa unfolds around the central terrace, the real heart of the living space, the patio protected from the wind is the source of light and the living air of the house.

From April until November, the patio becomes the main living space.

The main access is by car from the back.

On the other side of the bedrooms is the living space, kitchen with large work surfaces, bar, dining area and living room overlooking the patio.

The house handles are made of anti-bacterial copper, and the kitchen furniture handles are made of solid copper. The shades of copper are very present, such as the credenza in metallic tiles which reflect the colors of the atmosphere, bluish during the day, copper in the evening.

The walls also play with copper oxide and natural copper shades. The atmosphere of the room evolves over the day to become soft and warm in the evening.


In terms of energy, the bioclimatic villa offers incredible comfort.

The villa consumes between 200 and 400kwh (30 and 50 euros) monthly of electricity with the thermodynamic water heater of 250 liters, 1 freezer, 2 combined fridge-freezers, 1 washing machine and a dishwasher and all electronic devices in function.

For heating, it takes between 4 and 5 cubic meters of wood (Oak/Beech mixture) for one year.

On a classic sunny winter day, without heating, we obtain an average temperature of 25° for an outside temperature of 5 to 10°

In summer, without air conditioning, by playing with the shutters, you can keep the villa at an average temperature of 24° for an outside temperature of 32 to 37°.

All roller shutters are controllable via wi-fi and programmable to automatically perform opening and closing routines.

But the main asset of this living space is the light that plays with the openings, the view of the skies of the vermilion coast, the cradle of Fauvism, and of Mount Canigou which, "summer and winter" is covered with pastel reflections. and crystalline.

Exterior
The villa is built on a plot of 4535m², composed of the villa part (see in the MENU: An air of life), with in addition a serviced and virgin building part of + - 850m² (see in the MENU: An open air) .
