Highlights

  • Substantial stone four-floor Mill House with verdant green outlook and the gentle sounds of the river Argens. Price reflects condition and investment needed.
  • Requires a re-think and a re-model following flooding to the garden level and lower floors during exceptional storms in 2019.
  • We lavished renovation budget towards this beautiful spot but in retrospect that should have been directed at the top floors rather than the lower ground.
  • It would suit an apartment being created on the top two floors, which would provide incredible living space.
  • Lower floors need a re-think to avoid the risk of a repeat flood, a simpler approach and wash downable surfaces.

Property Description

Summary
The Mill House is a large stone property with thick walls and an outlook that is completely green, across the trees and banks of the river Argens. The river can be accessed directly from the property via steps from the garden wall. Split across a total of four levels the house includes several cellars an annex or garden room, kitchen, day room, study room, four bedrooms, laundry room, two bathrooms and one toilet room. One of the bedrooms has a St Tropez terrace at roof level. Outside is a parking area, garden, large terrace that is covered and a swimming pool. The property needs a refresh and some projects to be completed, this is reflected in the price. The land price only is being asked to allow the purchaser the opportunity to invest in the finished product that meets their needs. *we are arranging viewings between Monday 22nd April to Saturday 4th May, by prior arrangement - please get in-touch if you'd like to meet at Le Moulin**

Location
In the pretty and small hamlet Quartier De Pont D'Argens near Le Thoronet and next to an impressive stone bridge across the Argens. A short fifteen-minute drive from the A8 motorway and similar distance to the nearby town of Lorgues.

Access
Flights to Marseille, Toulon or Nice bring you a convenient driving distance from the Mill House. A car is needed as the hamlet is small and although walking distance from Le Thornet, you will want to have access to other towns. A few hours from ski slopes in the winter and 90 minutes to the beach in summer.

Interior
Huge high ceiling entrance room with massive wooden beams and old tiled floors. Old building with large walls and lots of interesting features including an old pizza oven with an impressive iron door.

Exterior
The small and pretty garden merges seamlessly with the ardent green of the rover banks and trees, Every window has a green outlook, nature is all around.

Additional Details
This is honestly described as a project, we have spent a considerable amount on the wrong sort of investment in this house, and it's time to let someone else re-direct and create the right sort of home in this amazing location. It's utterly relaxing and beautiful in summer, but it needs a scheme that means if the garden or lower floors were to have any water access from an exceptional storm and river level - you would not be too concerned. That or sealing the lower access points were water could enter. We have a change in circumstances that means another project in France is not possible. So we accept the massive price reduction as a consequence. Please feel free to have an honest conversation if this is something you'd like to tackle - you could create a wonderful space for the price of a tiny flat in Lorgues - so we are leaving plenty of space for investment.
