As it stands it is very comfortable in a wonderful village accessible to both the Trois Vallees and the stations in the Maurienne. The land with the farmhouse provides outside space. We have enjoyed this village for 21 years and our friends think us mad to sell.
Outgoings are minimal.

Location
The house is 19 minutes above St Jean de Maurienne or, except in Winter, La Chambre. It is above the Lacets a favourite part of several Tours de France.
In summer the house is never hot and in winter when heated it guards the heat. The pellet stove works efficiently. The wild flowers are abundant.

Access
The nearest airport it Chambery but Lyon is a direct train link from St Jean.de Maurienne.
The Paris Milan express as well as regular other trains pass through the valley below where one can collect a hire car. Italy is accessible through the Frejus tunnel or -other than in winter- by the pass.

Interior
The kitchen/dining room is at the rear carved into the mountain but has windows both east and west.
The sitting room with the pellet stove is south east facing and the shower room has a west facing window. Upstairs there are three bedrooms the central one with access to the narrow balcony.
Bedrooms are 9.2, 11.5 and 14 square metre. the reception room 27 sq metres and the dining room ( with Kitchen) 33 sq metres and the cave (with one window) behind is 23.5 sq metres. The loft above is 40 square metres with room for a mezzanine.

Exterior
The land beside provides a site for a small chalet; The small parcel in front that provides a terrace and the small old chalet in front provides summer shade.

Additional Details
The annual tax is 300 odd Euros and the water rate is modest.
The village has a dozen permanent residents and about 150 visiting residents from France, Italy and Belgium. There is fast wifi.
