Location
At the crossroads between Corbières and the Pyrenees, in the heart of Cathar country, this vast traditional residence of a notable Rouffianais was built in the early 1900s with the know-how of the time. While the original appearance of the building has been respected, the general layout of the house meets the criteria of conformity and current comfort. The "vertigo castles," including Peyrepertuse, the most impressive, perched 300m above the gîte, are in the process of becoming a UNESCO World Heritage Site. From the summit of the nearby Château de Quéribus, the breathtaking 180° view connects the Mediterranean to the Pyrenees. Rouffiac-des-Corbières and the neighboring communes are a very fine example of harmonious and dynamic rural development. Rouffiac has a very good reputation restaurant-bar-grocery store, open all year round. Yoga classes. Nearby: a large sheepfold-cheese dairy, organic farming and viticulture, excellent brewery distributing throughout the region, friendly markets, horse breeding, flocks of sheep and goats, honey house, potters, artists' studios...
A stone's throw from the eastern Pyrenees, the nature and landscapes of the Corbières and Cathar Country are superb. Hiking trails and picturesque villages abound. The wine route is omnipresent (Corbières, Côte du Roussillon and Catalane). Nearby: Dhuilac-sous-Perpepertuse; Cucugnan, the village of Alphonse Daudet's priest, the Cathar castles (paragliding). Barely 9-10 km from Rouffiac-des-Corbières, passing through Soulatge (potters, beekeepers, organic market on Wednesday), the Galamus gorges are most impressive (canyoning with instructor from 8 years old). Just after Dhuilac, the Ribaute mill offers its multiple bodies of water and waterfalls for everyone's enjoyment. Heading back up towards Carcassonne, the famous medieval city, through holm oak forests and vineyards, Lagrasse, with its Benedictine abbey dating back to the 8th century, is well worth a visit. For children, there's also the Tautavel Prehistory Museum, via the Col de Maury, offering breathtaking views of the Pyrenees. Spending a day at the seaside is perfectly possible, as it's only 60 km away. These include the picturesque port of Collioure on the Vermeille coast, and just across the Spanish border, the legendary white village of Cadaqués, home to Dali's house.

Access
The gîte is easily accessible from both the west (A9 Toulouse, Bram, Carcassonne) and the east (A9 and D 117 Estagel, Maury). The village is 40km from Perpignan and its airport and TGV. At the entrance to the village, the recently resurfaced Rocateille road leads to the parking lot and the living area of the gîte with terrace and garden - with no "vis-à-vis"- with a view of the hill and the Peyrepertuse castle, 300 meters higher. The garage/multipurpose room part overlooks the street (quiet). Two large supermarkets with gas pumps and other shops in the surrounding area are located respectively +/- 12 km from Rouffiac-des-Corbières, either to the west (Estagel) or to the east (St Paul de Fenouillet).

Interior
As it was a hotel at the time of purchase, the property meets all security requirements (electricity, plumbing, alarm). That said, in fifteen years, I haven't noticed a single attempted break-in. On the contrary, the villagers are the first to intervene in a kind manner in the event of any difficulty.
Ground floor (150m²) The bright, well-equipped kitchen (two large bay windows) opens onto a large dining room. Crockery, kitchen utensils and appliances, tables and chairs in good condition, to accommodate groups of up to 16 people. Another sliding bay window opens onto the green terrace on the street side with tables and chairs as well. Five pretty double bedrooms are arranged along an L-shaped corridor, each with its own shower room and toilet + a separate toilet in the corridor; Laundry room with a new 10kg washing machine. A staircase leads to the 1st floor. Under the stairs, storage for chairs, deckchairs, etc. Oil-fired central heating and domestic hot water. The boiler is located at garage level. 10 out of 11 radiators are recent. 80% of the frames are double-glazed.
On the first floor: two double bedrooms (total: four 80 cm beds), each with shower room and toilet; A large, friendly living room with views of the hill and the castle, large cast iron wood stove (visible flame); Playroom for children or if necessary, additional double bedroom. Very good 4G telephone signal, recent satellite television with TRANSAT card, flat screen, CD and DVD players.

Exterior
Large parking lot. Beautiful large sunny terrace with shaded pergola (sunshade) surrounded by trees, shrubs and flowers. Large wooden table and chairs for 14/16 people, large BBQ made of local stone, pétanque, ping-pong table. Surrounded by a Sun Deck, equipped with a child safety barrier, the swimming pool (6m20 by 4m20) operates on salt with a heat pump: two recent installations. Sun loungers, mattresses, parasols. A 5000 liter tank with pump and filter has just been installed for rainwater recovery. Another large, more shaded terrace at the front of the house (with tables and chairs) offers a lovely view of the village and the valley. If the Rocateille path gives access by car to the living area with a view of the green hill, a staircase along the body of the house descends towards the village. Next to the cottage, there is an ideal plot of land for a vegetable garden. Street side: the large 100 m² garage/multipurpose room, with a new smoothed concrete floor, (10 m x 10 m x 5 m high) opens up wide possibilities for use. Two local stone sheds are used for storage (roofs redone).

Additional Details
While Perpignan airport and TGV station are barely 40 km away, Rouffiac-des-Corbières and its neighboring villages provide a sense of change of scenery, revitalization, and vitality.
The location is ideal: at the entrance to the village, completely private, facing Peyrepertuse Castle and the mountains, southwest exposure, large common areas, and a private swimming pool.
Tourist season spread throughout the year. Hiking trails and picturesque villages are numerous. Places of cultural interest and the wine route are omnipresent. In addition to school vacation periods and long weekends, groups of hikers, cyclists, history buffs, and nature lovers rent by the week throughout the year (GR and other routes). Requests for family/friend gatherings or various events also come from neighboring towns and villages. All major festivals are very popular; Easter, Pentecost, Ascension Day, All Saints' Day, Christmas, New Year's Day.

Transitioning from a gîte to a "guest house" is entirely feasible with a few modifications. I am ready to put my experience in construction at your disposal.

Revenue Generation
Managing the gîte remotely while spending your vacation there is not only entirely possible, but also very profitable (I've been doing it for 15 years)! Trusted people from the village and surrounding area can take care of reception, cleaning, and building maintenance.
Very good profitability is guaranteed: rental contracts for 15 years and the Guest Book are proof of this. The one and only reason pushing me to sell my gîte is my age. At 77, I think the time has come for a new generation.
