Property Description
Summary
This is a small stone built end of terrace house on two floors in the rural village of St Thomas de Conac. The village benefits from a mini-supermarket with a bar; bakery/patisserie, and hairdresser. The village centre mairie incorporates a Post Office.
Location
This is an agricultural community where 5 minutes from your house you can be walking in the fields, vineyards and woods. The fine Bordeaux wines are grown on the other side of the estuary (cross on the ferry at Blaye or at Royan) where access to the vineyards is more closely guarded.
The wine city of Bordeaux is approximately 77 km to the south, nearer to hand is Jonzac with its thermal springs and casino; students of 1950s architecture will be fascinated by Royan and the cathedral, entirely rebuilt after being destroyed by Allied bombing raids at the end of World War 2.
Access
As there is no garden this house will provide you with a desirable and secure bolt-hole. Budget flights to the nearby airports of La Rochelle and Bordeaux make the region easily accessible. For the road traveler this is the better side of the estuary, being within 15 minutes of the A10 Autoroute, giving fast access to Bordeaux, or northwards to the channel ports.
Interior
The ground floor open plan living room/kitchen is approximately 40 square metres. The chimney breast has a built in wood-burning stove, however the ecologically minded new owner will probably want to make use of electric heating: hot water is already provided by the hot water tank in the roof space. The south facing roof could support solar panels. Ideally the house entrance will be re-located to the small alley at the side of the house.
Upstairs the mezzanine of 20 square metres offers adaptable space for a guest bedroom or study; the main bedroom of 15 square metres adjoins the bathroom with WC; the bathroom is also separately accessible from the mezzanine. The well constructed staircase was installed a few years ago; the roof was entirely renewed in 2015, incorporating loft insulation, by a recommended French builder. The house is on main drainage.
Exterior
Thick stone walls provide great insulation, summer and winter.
