We are selling our house in a small village in the Balagne region, offering beautiful views of the mountains.
Ideally located at 400 meters above sea level in a picturesque Balagne village, only 25 minutes from the beaches of L’Île Rousse, and half an hour from the ferry terminal, Calvi, and its airport.
The property consists of two dwellings, which can be independent or connected.
The main house, 90 m² in size, is spread over four floors and has two terraces (25 m² and 15 m²).
On the first floor: a shower room, a pantry-workshop with a sink, and a vaulted cellar.
On the second floor: a kitchen opening onto a tree-shaded terrace used all year round as a fair-weather dining room with a barbecue, a living-dining room with a fireplace, as well as two adjoining bedrooms with built-in wardrobes.
On the third floor: a bedroom with wardrobe, a shower room, and a bathroom with a whirlpool bathtub and sauna.

Location
In northern Corsica, in Balagne, 9 km as the crow flies from the coast. The villages closest to Muru (in Corsican, Muro in French) are Algajola, Felicetto, Cateri, San Antonino, Santa Reparata, Aregno, Pigna, Corbara, Lavatoggio with superb landscapes, beautiful chapels and Baroque churches, Corsican donkeys, two convents open to visitors, good restaurants, artisans selling biscuits, fruit and vegetables, cheese, and Corsican charcuterie. Well-marked trails allow visitors to explore these numerous picturesque villages on foot.
Further down, the towns L'Ile Rousse and Calvi, have other shops, hypermarkets, and sporting activities (golf, go-karting, horse riding, etc.).
In addition to swimming, you can walk along the coastline between the two large towns, from renovated Genovese towers to ruined towers, along the coastal path protected by the Conservatoire du Littoral.
But the ultimate activity is hiking, starting from the house and possibly going as far as Calenzana via two passes (Bocca di Muru and Bocca di Fugata), the starting point of the GR20 trail. There are several loops ranging from 4 to 7 hours of walking towards the hills and through the villages of Montegrosso (Montemaio, Cassano, Zilia).
Access
After arriving by ferry (to Ile Rousse, daily in summer) or plane (Sainte Catherine airport, in Calvi), you can reach the village by car in half an hour. A flat road, the D71, overlooks the bay of Ile Rousse and passes below Muru.
The house is in the center of the village, 100m from the Baroque church (listed as a historic monument). Plenty of parking spaces available.
Interior
All household appliances can remain in the property at no extra cost.
On the first floor, in the bathroom of the main house, there is a Miele washing machine.
On the second floor of the main house, there is a fully equipped kitchen with storage units and a stove. One of the bedrooms has been converted into a “back kitchen” with a Miele dishwasher, freezer, refrigerator, and wine cellar.
On the third floor, there is a whirlpool bath and a sauna.
The other accommodation, the duplex, is also equipped for rental: refrigerator, freezer, stove, washing machine, and dishwasher. Upstairs, two 140 cm beds (including a sofa bed), a dresser, and a Philippine cane bookcase can remain.

Exterior
On the second floor of the main house, a large square terrace serves as a summer dining room, complete with a barbecue.
Facing east, it is shaded from mid-afternoon onwards. Two large pots (which can remain) hold an olive tree and a lemon tree.
On the fourth floor, there is a smaller terrace for drying laundry in the sun, swinging in the hammock, and, in the evening, gazing at the starry sky.
Additional Details
Local taxes amounted to €420 in 2025, including TEOM (household waste collection tax).
Water is supplied by mountain springs: there is no water shortage at present, as spring is often very wet! The entire network, which was dilapidated, was renovated in 2024. The cost, including meters and sanitation, was around €200 in 2025.
Revenue Generation
I rented out the property seasonally for €60 per night and €400 per week. This can generate a small amount of net profit, as it is not subject to tax in a primary residence.
