This is a fabulous renovation project in a stunning location. It sits next to the church in a tiny village surrounded by beautiful mountain views.

The house is not habitable and needs a lot of work but will be a stunning property when it's finished. It has four bedrooms, two reception rooms and a family bathroom. There's a small cellar and easily maintained outside space. It used to be the village bakery and the original bread ovens are still in situ downstairs - perfect for restoring!

Location
The Cantal is one of the most beautiful regions of France (and not many people know about it!). It's a paradise for anyone who loves the outdoors - walking, cycling, climbing and skiing are on your doorstep. The mountain air is beautiful and it's not over commercialised. There are loads of places to explore - lakes, waterfalls, gorges, mountains, tiny villages and larger towns. Our house is 30 minutes from Le Lioran ski resort and 40 minutes from Super Besse.

The nearest town is Riom es Montagnes which is 15 minutes away. There you'll find two supermarkets, bars, cafes, restaurants, builders merchants, banks, a swimming pool, independent shops and a factory which sells locally made gin to the public! Clermont Ferrand is 1.5 hours away (fab drive across the mountains), Aurillac is an hour and 15 minutes and the fabulous medieval town of Murat is half an hour away.

The little village where our house is located has fewer than 100 habitants - but there's a bar/restaurant serving home cooked food a minutes walk up the road!

Access
There are airports at Clermont-Ferrand, Limoges, Brive, Toulouse and Rodez. It's about a 7 hour drive from the euro tunnel and of course there is the SNCF train from Paris.

Interior
Ground Floor: large family/day room with original bread ovens across one wall, kitchen, cellar.

First Floor: Large dual aspect lounge with door and steps accessing side of property and rear garden, huge Cantou fireplace, large bathroom, two bedrooms

Second floor: two further bedrooms, storage in eaves

Exterior
There is a small unfenced garden at the back of the house and at the front is a large fenced terrace. Parking is available outside the church but its also possible to park next to the house or on the terrace.

Additional Details
We've owned the house for three years but with two other large renovations on the go we haven't got the time to do it. We're looking for a serious buyer and a quick sale.

The house needs a full renovation - electrics, plumbing, kitchen, new bathroom etc. The roof is fine and it is on mains drains. Most of the wooden floors upstairs are in lovely condition and don't need replacing. The downstairs needs tiling. The windows are ok for now. One of the bedrooms needs a new floor.

If you are planning on doing the renovation work yourselves there are places to stay locally. If you love the house but can't do the work please contact us for information, advice and costings.

If the house sells then it's meant to be - we have been in two minds about what to do with it for a few months now. If it doesn't then we'll be renovating it ourselves.
