Location
Located behind the Parc du Vivier, at the entrance to a private cul-de-sac at 8 Chemin des Hautes Bruyères in Ecully (69130), you are in Ecully's "golden triangle," or rather its "green triangle." Ecully, a small residential town west of Lyon, is 20 minutes from the center of Lyon by car or bicycle. Within a 2km radius of the house, you will find: the center of Ecully and all its amenities, the Parc du Vivier and its playground, the Bois de Serre forest, primary and secondary schools, the town hall, post office, Val d'Ouest clinic, medical testing laboratory, etc. Several bus stops are also nearby, as well as the Ecully La Demi-Lune train station, which connects you in 10 minutes to Lyon Centre (Saint Paul station) or Lyon-Vaise and Gorge de Loup stations, and the metro. Access
Ecully borders Lyon's 9th arrondissement. It can be accessed by car in several ways, the most common being via the A6 motorway or the western ring road (Valvert), but also from Lyon Vaise, Lyon St Just, and Tassin la Demi-Lune. It's a 20-minute drive from Lyon Perrache train station and 30 minutes from Lyon Part-Dieu. Saint-Exupéry Airport is 40 minutes away.
The Ecully-Tassin train station and its free parking are a 10-minute drive or bike ride away. Cycling to Lyon is made much easier by the numerous dedicated cycle paths. Allow 20 to 25 minutes.
And for a weekend getaway, the mountains and the sea are less than 3 hours away!
Interior
On the ground floor, on a split level, you enter directly into a large living/dining room of approximately 50 sq m, opening onto the garden and a 27 sq m terrace.
On the same level, there is a modern, medium-sized, separate kitchen (with the possibility of extension), but with direct access to the main living area. A small hallway with a large closet and a separate WC completes this level.
To the left of the entrance is a large master bedroom with direct access to the garden and swimming pool, an en-suite bathroom, and a small dressing room in addition to the bedroom closets. Above this bedroom, on the first floor, a separate staircase leads to a small office and a standard-sized bedroom with a lovely view of the garden and surrounding greenery.

Exterior
The house is cleverly situated on the south-southwest quarter of the garden, leaving a large portion of the 1206m² usable for outdoor living.
You enter via a strip of land at the rear of the house, shaded by magnificent Lebanese cedars, where you can park two cars. Installing a carport for two or three cars and bicycles is very easy.
To the south and front of the house, there is a large, flat, wooded area covered with a lovely lawn. With no direct neighbors overlooking the property, you truly feel at home in this garden. At the far end, opposite the terrace, is a recently renovated 4.5x9m swimming pool (liner installed three years ago, along with a pool deck tiled with non-slip Caesar tiles – but not too slippery).
A large shaded area, sheltered from the prevailing wind, provides a peaceful and cool spot for lunch in the shade of the trees on the hottest summer days. A garden to live in, to receive family and friends, to relax and for the younger ones to play in.
Additional Details
The house has been well maintained. We've lived here for almost 30 years, 20 of them with our three children. And now we're enjoying it with our grandchildren.
The exterior and part of the interior paintwork was redone 18 months ago. The house is adequately insulated – although a few minor areas could still be improved. With the recent installation (less than a year ago) of an air-to-water heat pump, it has a C energy rating, which is particularly good for a house of this type. Some redecoration and renovation work is needed, although the house is perfectly habitable as is.
A major advantage of this house is that, thanks to the size of the plot, a significant extension is possible (at least 70 square meters of floor space on one level, bringing the total living area to 140-150 square meters). Given the location, an extension would also be a good investment.
