This is a magnificent property situated in southern France, some 10 km east of Valence near a charming and much sought after small residential town called Chabeuil. Chabeuil is a rich, chic and very attractive small town with around 6900 residents and with all amenities of every kind except a hospital (the Valence regional hospital is at 15 minutes’ drive). There are supermarkets, markets every Tuesday, many restaurants and full medical services (Doctors, dentists, osteopaths, physiotherapists, laboratories etc.) There are several schools (primary and secondary) both public and private (grammar schools are available in Valence serviced by school buses from Chabeuil).
The airport in Chabeuil is available for charter flights, helicopter transport, ULM and PPL flights.

Location
Chabeuil is situated in the Drôme county of France. The nearest town to the west is Valence on the Rhone river. The Drôme is very sunny - but not too hot - in the summer and cool - but not too cold - in the winter. The cost of living is much lower than that of the Paris or the Cote d'Azur regions. There can be high winds down the Rhone valley, but Chabeuil is not so affected being some 10km east of Valence. The villa proposed here is further protected by the surrounding forest.
Access
The house is 20 minutes from the Valence TGV station (2 hours 15 minutes from Paris, 25 minutes from Lyon by train). The major North-South motorway A7 is 12 minutes away. By car 1.5 hours to the ski slopes and 3 hours to the Mediterranean seaside.
Interior
Inside there are 5 bedrooms (one of which converted into an office) on the ground floor and one in the tower (with a fabulous visible wooden roof structure) a very large room used as a gym or playroom etc. Above all of the ground surface there are extensive and well insulated attics (all with good headroom) used as storage or utility rooms. The kitchen/daily dining area is very comfortable and provides sunny access to the terrace areas. There is also a separate dining room for more formal evenings. The living/video rooms are very well designed with a picture window east to the forest and a closed chimney with insert for wood fires. The house is immaculate and perfectly maintained. There is absolutely no risk of flooding as the house is well elevated over the surrounding countryside. There are no neighbors overlooking the property and as the land is classified “nature” none can be built within the area. The grounds cover some 7290 m² (1.8 acres) comprising mostly oak forest, some lawn but also a mature fruit orchard. A windmill exists in the grounds which covers 3 water-wells for separate irrigation of the different plants.
