Property Description
Summary
This house, with its great potential, is a former mill on the riverbank. The surrounding greenery is a magnificent and unspoiled natural setting. Living in peace and quiet by the water is a real privilege, especially in the summer when the heatwave hits. The river and vegetation keep the house cool and make the heat bearable.
This house still requires some renovations to adapt it to your taste and current standards, but it is perfectly habitable as is. The walls and sloping ceilings have just been insulated, and the double-glazed windows are new.
The 90m² ground floor currently serves as a garage with an earthen floor, but it could be converted into a kitchen and living room.
The 1.4-hectare plot has enormous potential, offering numerous possibilities for creating a true garden paradise!
Location
The house is located in southern Berry, between Châteauroux and Limoges. It is a 7-minute drive from the nearest village with all necessary amenities: pharmacy, newsagent/bookshop, florist, hairdressers, supermarket, cafes, post office, veterinarian, and doctor.
It is a 30-minute drive to the nearest small town, which is truly charming: Argenton-sur-Creuse. Pedestrian streets, food shops, boutiques selling home decor, clothing, and shoes, a cinema, bookshops, restaurants, etc.
Argenton-sur-Creuse is a 2-hour and 20-minute train ride from Paris (Gare d'Austerlitz).
The A20 motorway is 13 minutes away.
Access
13 minutes from the A20 motorway.
1 hour from Limoges and 50 minutes from Châteauroux by car.
30 minutes by car from Argenton-sur-Creuse.
2 hours 20 minutes by train from Paris (Gare d'Austerlitz) to Argenton-sur-Creuse.
Interior
The ground floor is currently used as a garage. Ideally, it would be converted into a kitchen and living/dining room.
The living areas are located on the first and second floors.
The entrance is via the balcony and French doors on the west side.
A long hallway divides the first floor in two. On one side is the kitchen, which has direct access to the ground floor, the office, and the dressing room (north side), which could be used as a bedroom. On the other side are the living and dining room (south side), with the staircase leading to the second floor, and a bedroom that opens onto both the dining room and the hallway. At the end of the hallway are the bathroom and toilet (east side).
Ideally, these rooms should be reconfigured to open up the space.
On the second floor are two 13-square-meter bedrooms and a 17-square-meter space to be converted between them.
Exterior
A plot of land of nearly 1.4 hectares, spread across both sides of the river. Gardens surround the house, a large meadow lies on the right bank, and a sloping wooded area on the left bank overlooks another meadow on higher ground.
Rocks line the river, and there are ferns, oaks, beeches, maples, and other trees. The wild area contrasts beautifully with the cultivated space. There is the possibility of building a bridge; the concrete footings are already in place on both banks. Deer sometimes pass through the property at night or come to drink at the river during the day. The wildlife is abundant: hedgehogs, great egrets, birds of prey, other birds...and bats! They keep the mosquitoes away in the summer. In fact, there are very few mosquitoes despite the water.
Additional Details
Property tax 2025: €678
Garbage collection fee 2025: €200
Heating: Ideally, reinstall a wood-burning stove (wood supply available) to heat the living/dining room and the rooms on the second floor. There are efficient electric radiators in the other rooms.
The sanitation system will need to be brought up to code, but the septic tank is working very well in the meantime.
