- A very high quality renovation
This fully restored farmhouse has a large kitchen/dining room, a huge lounge(69m2), 9 bedrooms 5 in main house and 4 in the gite, two of which are en-suite and 2 barns. This is a very high quality renovation, with all the major works already done recently including the septic tank, roof, insulation, double glazing, floors, quality central heating by oil, electricity, plumbing etc.
The main house has been almost completely finished, there just remains some plasterboard to paint and a couple of finishing touches. The house again has retained period features, is fully double glazed, with new floors throughout where appropriate, and is spacious, light and comfortable. The very large west facing sitting room (69m²)opens out onto a south facing terrace, as well as a lovely covered barn and outside eating area, a real plus for indoor-outdoor living.
The main house comprises:
an entrance hall (14m2)with its original staircase, a fully fitted 40m2 kitchen/diner, a 69m2 lounge, a 19m2 office, a laundry room, a shower room and a WC.
On the first floor are 4 bedrooms(19,20,21,22m2), a bathroom and a shower room.
The Gite comprises a living room with a corner kitchen (54m2), a shower room, a lounge ( 33m2), 3 bedrooms, one of which has a parental suite of 20m2 and a bathroom. The gite has been completely finished to a very high standard, and is rented out in the summer months. There are three bedrooms and two bathrooms in the gite, as well as a fourth possible ground floor bedroom, and large open plan living and sitting area, opening out onto east and west facing terraces. Period features have been retained, it is light, airy and attractive.
The roof, electricity and septic tank are all new and there is double glazing throughout.
Outside is a stone barn of 140m2, a further open barn of 180m2and terraces on the east and west sides of the house.
The 6430m2 of land is wooded and nearly flat with glimpses of the Pyrenees from the upstairs and the land.
In a slightly elevated position, views are of the surrounding countryside, and towards the Pyrenees, the house is attractively situated. There is a small road that runs to the south of the property, and access to the house is by driveway from this road, or by the other driveway to the east. There is plenty of room to place a pool if desired in the garden, and the owners currently have an above ground pool with lovely views of the countryside.
The property would suit a large family or be used for bed and breakfast or just for the gite accommodation.
he property is located on the edge of a small village, not overlooked, midway between the market towns of Boulogne sur Gesse, and Masseube.
Boulogne sur Gesse: sleepy market town going through a small rennaissance currently. Very nice market on a wednesday with increasingly organic bias. Restaurants, cafés, shops, boulangeries, as well an open air pool, and lake. There is a larger lake nearby for swimming, fishing and sailing.
Skiing is within easy reach at 1h30, and there are several choices of resort. Walking, riding, golf, fishing, fetes, food and wine tasting are some of the summer activities available, and many great sites within an hours drive.
Though in a quiet position there are shops within 10 minutes and Toulouse Blagnac airport within about 1 hr 10 minutes. Ski stations are about 65 km Superbagneres with several others within 1h to 1h 30 including St Lary and La Mongie.
