Property Description
This very pretty 3-bedroom/2 bathroom detached, stone-built town house is situated in the centre of the historic Burgundy town of Moulins-Engilbert, a small town which is the quintessence of La France Profonde or deepest France, a place to soak up the authentic French way of life, no longer possible in the cities.
This lovely house has been substantially updated by its British owners over the last 10 years but it still retains all of its original French charm. It is stone-built with a slate roof and is situated in the old part of the town, across the square from the church of Saint-Jean-Baptiste and overlooking a pleasant garden area of shrubs and trees where the locals stop to gossip and play boules. It is also just a few paces from the old Château ruins, the entrance to which was fully refurbished recently.
The house is being sold fully furnished and equipped, minus only certain personal items. It has two good-sized rooms on the ground floor, the sitting room and the kitchen/dining room, each of which has a wood-burning stove. Additional heating when necessary, is provided by electric convector heaters. On the first floor there are 3 double bedrooms, a bathroom and a separate shower room, each with modern plumbing and fittings. The house is connected to mains drainage, mains electricity and broadband is available in the town. All the floors, both ground and first, are traditional stone tiles.
Importantly, there is garaging for numerous cars, consisting of two barns which still have the cattle feeding troughs in place and one of the barns has a cellar and an upper floor. These buildings could potentially be converted to separate living accommodation, subject to Planning Consent.
Moulins-Engilbert is a small town, nestling at the gateway to the Morvan National Park in Burgundy. Here there are all the shops, restaurants and services one would expect to find in a small town - banks, supermarket, newsagent and general stores, bakers, a butcher, cafés/bars, pharmacies, florist, hairdressers and a builders merchant. Services include a doctors’ surgery, health centre and a veterinary practice. The town is home to the museum of the Charolais cattle breed and a weekly livestock market is also held on the outskirts of the town. There is also a monthly street market selling clothing, footwear, vegetables, fruit, cheeses and much more.
Routes out of the town lead you into picturesque rolling countryside which very much resembles the Derbyshire Peak District in England. The well-known spa town of Saint Honoré les Bains, attracting large numbers of visitors keen to take the waters and gamble in the Casino, is just a 10 minute drive away.
