Najac, as one of the most stunning villages in France, is a popular destination for holidaymakers and property seekers alike.  It is quite small but exquisite, with many half-timbered medieval houses and a picturesque château.  There is a good range of small shops and several restaurants and cafés.  Sunday morning sees the arrival of a colourful little market.  If you need to do the weekly shop and have access to supermarkets, then we would suggest a trip to Villefrance de Rouergue, Albi or Gaillac.  

The property is being sold furnished.  The gîte, which has 4 bedrooms and 3 shower rooms benefits from reduced mobility access and is all on one level.  It generates good reviews and has an established letting record.  The very generous main room is open plan with plenty of space for the holidaymakers to sit and eat comfortably.  It has a loads of character with exposed stone walls and a heavily beamed ceiling.  There is a fitted kitchen area, all made cosy with a wood-burning stove.  

Adjoining the gîte is the private house, built over two floors.  On the ground floor is the kitchen, cellar, sitting room with a wood-burning stove and heat redistribution system, bedroom and shower room with WC.  Upstairs there are two further bedrooms and WC.

The swimming pool (9m x 4.5m) is heated using a heat pump and consideration given to energy efficiency in both houses by the use of solar panels for the hot water, full double glazing and only when necessary, supplementary heating from electric radiators.  From May until September the weather in this part of France is generally very warm and there is limited rainfall.  Even in January it rarely falls below 7ºC.  This means that the pool, the grounds, terraces, balcony and the barbecue are in regular use.

There are a number of significant outbuildings and a huge barn below the gîte, so storage space is not an issue.  Should the new owners require more accommodation the attic in the private house would be suitable for conversion, subject to the usual permissions.
