Property Description
This property is all about location. It stands in a peaceful hamlet, with views over the surrounding vineyards and yet is only 5 kms from the train station at Lamothe-Montravel, which has a direct connection to Bordeaux (45 minute journey). In addition Bergerac airport is just 40 minutes away.
The house was built about a century ago, is in good general condition and was originally a farmhouse. Most of the accommodation is on the ground floor. The open-plan kitchen incorporates a breakfast/living area (34m²) and features an open fireplace fitted with a wood-burning stove. Large French doors open onto the covered terrace which overlooks the swimming pool. There is a sitting/dining room of 37m² and a smaller cozy room of 10m² also with a wood stove.
There is a really useful utility/laundry room (10m²) and a downstairs bedroom (38m²) with an adjacent shower room and WC (6m²).
Upstairs is a mezzanine floor (12m²) and two further generous bedrooms (48m² and 27m²). These rooms share a shower room and WC (6m²). Access to these bedrooms is via separate staircases which just adds to the charm of the layout.
The farmhouse is less than 5 minutes by car from a supermarket, medical centre, a veterinary clinic and a pharmacy. Every Sunday morning there is a market held at the Place de la Tour in Lamothe-Montravel, full of local produce including fruit, vegetables, rotisserie, fishmonger, cheeses and poultry. A wider selection can be found at Saint-Émilion, which is 20 kms away. It is a world renowned centre for wine production benefitting from a perfect combination of soil and micro-climate.
Exploring Saint-Émiliion is a joy. Inside the walls you will discover steep, narrow streets with beautiful buildings and open squares. There are plenty of cafés, restaurants, artisan shops and boutiques. It is always worth a visit to one of the local wine chateaux, several of which welcome the public for tastings. If that’s a bit serious maybe just buy a bottle in one of the local shops and open it at home.
