Property Description
Right in the heart of a village within walking distance to shops and just 5 minutes from Uzès, this property is actually two village houses that have been combined. Half of the house has been renovated whilst there still some work to be completed on the second house. There are some lovely terraced areas and, once finished, the layout would work well as a home and income property.
Part of the house is already renovated (around 100 m²) and includes a living room/kitchen with exposed beams and stone, 4 bedrooms—two of which open onto a nice 20 m² terrace—2 bathrooms, a dressing room, and an attic. There’s also a large garage and utility room.
Renovation work on the second part (also about 100 m², including a 40 m² studio) has begun but has not been finished. Plumbing, electricity, and wall prep are done for the future kitchen, living room, 5th bedroom, and bathroom.
On the ground floor, there’s a 40 m² studio that you can enter from inside or via a separate street entrance. It has a living room/kitchen, a bedroom, and a bathroom. The floors and kitchen are new, and the walls just need finishing.
Once fully done, the total living space will be around 200 m².
Location:
The property is located in a pretty village on the outskirts of Uzes. The bustling market town of Uzes is quintessentially French and dates back to Roman times. The town itself has cobbled streets, fine Renaissance mansions and a magnificent central square, the Place-aux-Herbes. The square is surrounded by limestone arches under which shops and restaurants spill out, all shaded by the established sycamore trees. There are two markets every week, one for fresh produce on a Wednesday and another more extensive market on a Saturday. The square is often used for antique stalls, exhibitions, art shows and the annual truffle fair!
Just a short drive from the town is the astonishing Pont du Gard, a 1st C Roman aqueduct, listed as a UNESCO World heritage site. Nîmes, which is 25km away has both an airport and TGV station, while the larger city of Montpellier is just over an hour. The beautiful Mediterranean coast is also within easy reach.
