Property Description

In a spectacular position with land of more than 9 hectares (23 acres) the historic logis house is set above the larger of the two lakes. The house and the two gites have been renovated in the last five years to a high standard. All three dwellings have central heating, double glazing throughout and have been fully insulated so all the accommodation can be used year-round. All bedrooms have en-suites. The land around the buildings has been landscaped, the woodland properly managed and both lakes have been recently dredged with the banks rebuilt to create a wonderful waterside rural retreat. Having recently installed two new “moines”, both lakes are fully up to current standards with full certification.

The property is run for carp fishing holidays and the lakes are stocked with approx. 150 high quality carp, the largest carp caught to date being 63 pounds in weight. The current set up is perfectly suited for families with a keen angler who can make the most of the great fishing while the family enjoy the pool, countryside and wonderful Charentaise weather in the summer. However, out of peak season they are equally popular with groups of anglers who can have their own accommodation while enjoying the great fishing facilities.

The logis is currently used only as a magnificent private house but with four en-suite bedrooms there is the option to increase the business income by offering B&B/Chambres d'Hotes with or without the option of the fishing.

The entrance gate with its tarmac drive leads to a large parking area in front of the main house with a beautiful old stone barn opposite. The two guest houses and open fronted hangar are to the right of the house. Beyond the main house, the garden, the ground runs down to the lakes and woodland in the river valley below.

A dog kennel in the barn opens on to a fenced off grass area and a paddock of approx. 5000m² suitable for two horses. Several doors open on to various outdoor seating areas around the house.
