Property Description

Fabulous, Beautifully Renovated 12 Bedroom French Chateau with Indoor Pool, Jacuzzi, Wine Cellar and Outbuilding, Surrounded by Nearly 9 Acres of Glorious Landscaped Gardens with Expansive Pool, and …

Fabulous, beautifully renovated 12 bedroom French Chateau with indoor pool, Jacuzzi, wine cellar and outbuilding, surrounded by nearly 9 acres of glorious landscaped gardens with expansive pool, and woods leading to a small river, while enjoying far reaching countryside views from its peaceful location near all amenities in Mejannes Les Ales.

This perfect "Chateau" is laid out in an L shape and has around 750m2 of beautifully presented accommodation. There is also included a large stone built 'Grange' to renovate, and a 2 HA plot of agricultural land. An ensemble offering immense potential in a very sophisticated classical French setting.

There is also a 200m2 village house requiring completion attached to the Chateau which could be included in the sale by negotiation.

Entering through classic iron gates into a charming courtyard, there is a large and impressive hallway running the length of the chateau. Opening from here on one side are two super and bright living rooms, a vast dining room and a library. All of these have double glazed doors to the gardens.

On the other side of the hall is the kitchen area with a vast preparation room with walk in larder and cold room and a charming and warm kitchen with a massive open fire place and a huge 'Charvet Professional ' range cooker in stainless steel, There is also a washroom, a shower room and a professional laundry.

Classic stone stairs curve up from the hallway to the main bedroom level. Here are found the master suites with a huge central walk in wardrobe opening on to a delightful terrace, and with double doors to two very spacious double bedrooms each with its own bathroom. Adjacent is a "family" bedroom with room for several beds, perfect for visiting children.

Also on this level are a further 7 double bedrooms with three bathrooms. Most of these look out over superb views across the river valley to the hills beyond.

Access to the two round towers with their classic conical tiled roofs is found here and at every level. These lead to the roof of the orangery which is a charming long terrace covered with vines and kiwi vines. At the end of this, with super views, total calm, and fantastic night skies with no light pollution, is a glazed metal gazebo containing a Jacuzzi pool.

Climbing stone stairs to the second floor, it is less refurbished but mostly fully habitable. There are more bedrooms, a kitchen /washroom, store rooms, a charming room for small children and an enormous games room / bar. There is a climate controlled art store on this floor.

From here there is access into the closed bridge that spans the ancient lane. This no longer gives access to the neighbouring house, but it could be opened.

Separate to the Chateau is a stone built grange on two floors, currently used as workshops and storage but it is structurally sound and with many period features and, with 280m2 of living space, a large courtyard with fountain and ancient doors opening onto the village church square, it has limitless opportunities for development, perhaps into a significant commercial business such as a hotel or weddings venue.

There is also an adjacent village house of about 200m2 currently under redevelopment which is not currently included in this sale.

Outside there are hectares of gardens irrigated from three huge water tanks which pump water from the river. There is a delightful and sophisticated pool area with its own changing rooms with an 11m by 8m lost edge pool.

The upper garden is classic chateau full of trees, sculptures, shady areas and long views. There are several ornamental fountains and impressive statuary and a beautiful and classic orangery with a fountain and access to one of the round towers, used, traditionally, to intertwine citrus trees. This could be a superb reception area for weddings.

From here a spiral staircase leads into a vaulted room containing a heated
8m x 4m pool and opens to a "grotto" garden made of coral rock.

Also outside is a garage block with space for at least 7 vehicles.

Beneath one wing of the Grange is a magnificent wine cellar with room for barrels and racking for 3000 bottles.

In all, one of the most classic chateaux in the South of France. Currently a family home but with potential, without enormous work, to become a spectacular hotel. with a lucrative weddings venue.

The location is unique. It is in a quiet village with little commerce other than a reputed restaurant and a post office. However it is minutes away from pretty villages such as Vezenobres and Mons and on the edge of the Cevennes. Renowned medieval Uzes is around 25 minutes drive.
