Enchanting 12th century, 10 bedroom Medieval Chateau with separate
3 bedroom apartment and two gites plus outbuildings, nestling in over
6 acres of glorious landscaped gardens with two pools, while enjoying wonderful countryside views from its peaceful location between Orthez zand Pau in the Bearn.

This superb chateau is perfect for a spacious family home, a holiday home, an upmarket tourism-related business or a wedding and events venue. The current owners have also created a self-contained guest apartment in one wing of the chateau and two gites in the grounds - and there are several outbuildings which could be converted into more gites. The chateau and gites are very well-maintained, ensuring that the new owners can move in straight away.

The current owners bought the chateau in 2003 and have cleverly combined its Medieval architectural features with modern home comforts to create a cosy family home. Many of the rooms have oak panelled walls and ceilings, internal shutters on the windows and beautiful marble fireplaces. The flagstone floor in the entrance hall dates back to the 12th century, as do the stone vaulted ceilings and mullioned windows, which are identical to those used in the Chateau de Pau.

The front door opens into an entrance hall from where charming stone archways lead to the various living and dining rooms. The ground floor rooms comprise of a double-size living room and a smaller living room, a formal dining room, a billiard room, a double-size kitchen with a dining area, a utility room, a wine cellar and a boot room.

At the back of the building, there is a light and airy South-West facing conservatory which has delightful views of the surrounding countryside.

From the entrance hall, a magnificent stone staircase leads up to the upper floors where there are ten bedrooms (two with en suite shower rooms), a study/library which could be used as an eleventh bedroom, two walk in wardrobes, a family bathroom, three shower rooms and three WCs.

The separate guest apartment is in the North wing of the house and comprises of an open plan living room/dining room and a kitchen area, three bedrooms and a family bathroom.

The two bedroom gite is a short stroll away from the chateau. It has an open-plan living room/dining room with a kitchen area on the ground floor and two bedrooms and a shower room on the first floor. Behind the gite is an above ground swimming pool with a decked terrace.

Originally a gatehouse/caretaker's cottage, the three-bedroom gite is located near the entrance to the estate. It has a living room, a dining room, a kitchen, three bedrooms, a bathroom and a WC.

Outside, there is an above ground swimming pool, a dining terrace and a lovely summerhouse.

Situated in the Bearn, the chateau is close to several rivers for exciting watersports, numerous ski resorts in the French and Spanish Pyrenees, along with surfing and family beaches on the Atlantic coast. The nearby Medieval market town of Orthez has numerous shops and other amenities, including the "Base de Loisirs d'Orthez-Biron" with its leisure lake and beach.

Enclosed in beautiful grounds of about 24,614m2 (6 acres), the chateau is set at the end of a private driveway which brings you into a courtyard next to the main building where there is more than enough space for several cars to park in the shade. The larger gite is located at the entrance to the estate and smaller gite is to the south of the chateau. There is an unconverted barn beyond the smaller gite where the grounds become woodland. To the north of the chateau is a collection of fortified farm buildings, including an orangery and former stables.

The property currently has an above-ground swimming pool next to the larger gite and a second above-ground swimming pool behind the smaller gite with a decked sun terrace. There are several areas of flat lawn which would be perfect for installing a much larger in-ground swimming pool, if desired, along with a paved sun terrace, a summer kitchen, a barbecue area.

The gardens and grounds, which are bordered by a small river, are planted with numerous mature trees and shrubs, offering welcome shade during the summer months. The landscaped lawns are perfect for erecting one or more marquees or even a gazebo and decorative arches for wedding ceremonies.

This magnificent chateau is currently used as a family home, but the property is absolutely ideal for anyone hoping to set up a tourism-related business or events venue in this lovely part of France.

There is much demand for top-quality holiday accommodation in the Bearn, and this wonderful chateau with its extensive grounds could be transformed into a chic boutique hotel or Bed and Breakfast business without the need to make many changes to its existing layout. In addition, the numerous outbuildings could be used to create more gites in the future.

The apartment and gites can be rented out straight away for long-term or short-term stays - and demand is especially high during the summer months, the skiing season and for Christmas and New Year breaks.

Situated between Pau airport and Biarritz airport, the property is also in an excellent location for attracting B&B guests who are en route either to the Pyrenees or to the Atlantic coast.

Hosting exclusive weddings and corporate events would also be a possibility, along with offering upmarket leisure activity holidays, such as painting and photography workshops, tours of the nearby Jurancon vineyards, wine-tasting and cookery courses, yoga and mindfulness retreats or music, dance and drama courses.

Murder Mystery weekends and Escape Games in this atmospheric chateau would also be fun. Alternatively, the property could be used as a wellness centre. or even transformed into a beautiful tea room or restaurant - and the possibility of offering overnight accommodation or relaxing weekend breaks to restaurant diners is something that is very popular in this area.

Features include telephone and ADSL, electricity heating, gas central heating, woodburning stoves and open fireplaces, mains water, and septic tank.

The chateau is located in the beautiful Bearn region in South-West France and not far from Orthez, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San-Sebastian and Bilbao are all within easy reach.

Popular with tourists all year round for hiking, mountain-biking, white-water rafting and fishing, the region also has numerous ski resorts (80 - 90 minutes away) offering a range of winter sports, including downhill skiing, cross-country skiing, snowboarding and snow-shoeing.

For those who prefer beach-based activities, the Atlantic coast is about 60 minutes away at Biarritz, St-Jean-de-Luz, Hendaye, and Hossegor.

There are daily markets throughout the Bearn and Basque Country with locally produced Jurancon wines, tasty Bayonne ham and fabulous brebis, which is a cheese made using milk from sheep.

The famous "Ossau-Iraty" brebis can be bought direct from farms in the Vallee d'Ossau to the South of the chateau, or it can be found at any of the farmers' markets in the local towns and villages.
