Beautifully renovated, historical 4 bedroom French Chateau with one bedroom guesthouse, equestrian facilities and outbuildings nestling in nearly 7.5 acres of glorious land with pool and garden, while enjoying far reaching countryside views from its peaceful location in the heart of the Loire Valley, near Chinon.
A stronghold attested in 1045. A confession of 1523 by Loys Aymar de Sazilly to the Lord of Ile-Bouchard mentions a fortified castle whose construction could date back to the 12th century. No trace of the fortifications remains, except in the cellars; the moat was filled in shortly before the Revolution. The present dwelling dates in part from the 15th century; it is flanked on the east by a polygonal staircase tower whose door was remodelled in the 16th century. To the north-west, a pavilion, which is an old square tower, partly levelled,
bears a brick watchtower added later. To the south, a wing was added in the 19th century as an extension of the dwelling. A chapel in good condition is attested in the 18th century, but nothing remains of it today.
To the east, the castle's lower courtyard itself constituted a fiefdom, attested in 1502, but probably existing before then, the fiefdom of the Court.
The present dwelling is built of plastered rubble stone and has two square floors. It is flanked on the north-western corner by a pavilion bearing a brick watchtower supported by three projecting brackets and covered by a conical slate roof. To the east, the polygonal stairway tower, a half-elf made of rendered rubble stone, houses a stone spiral stairway. A second stairway leads to the basement which contains a succession of cellars and vaulted masonry passages. On its north side, the dwelling has an open gable. The slate roof ends on the south
side with a hipped roof. The adjoining south pavilion has a single square floor. It has a slate roof and also ends in a hipped roof. To the south-west of the park, a circular dovecote of plastered rubble has around 2,000 ashlar bolts separated by a floor at mid-height, covered by a flat tile roof. A tronlodytic shelter containing a chimney with a bread oven has been dug near the castle.
Within the courtyard, there is a Guest house of circa 70m2 comprising of a kitchen, shower
room with wc, lounge with stairs to the first floor offering a large double bedroom and private shower room with wc. Private enclosed garden and individual gated access.
Next to the guest lodge are the former stables, today used as a storeroom, workshop, wood store and garage with attic space above and offering the potential for further guest accommodation if required.
The original impressive pigeonnaire sits opposite the chateau, 5.8m internal diameter with a wall height of 5.6 again potential to develop further as required.
The covered pool measures 16m x 4m with depth from 1.1m to 1.7m, and the wooden stable block provides two enclosed stables and a tack room.
Located in proximity to Chinon this beautifully presented period chateau enjoys a commanding position overlooking the village and river valley beyond. It has been
sympathetically restored with great attention to detail and today offers luxury accommodation for family and guests. It's 7.41 acre grounds include a covered pool, courtyard, gardens and paddocks with stabling for horses.
330m2 of living space within the chateau comprises of a fully equipped large triple aspect modern kitchen with breakfast area, billiard room with feature tuffeau walls and fireplace with quarry tiled floor, double aspect living room with herringbone oak parquet floor and 3.5m high ceilings, an office and shower room with wc on the ground floor. There are three stairs leading to the first floor as well as access to the basement. Original stone spiral stairs lead from the rear entrance to the upper floors.
On the first floor, divided into 2 separate parts, with access via metal stairs from the hallway the first part has a large double aspect bedroom and private bathroom (bath, shower, wc, etc. ). Access via the stone stairs on a half landing leads to a separate shower room with wc. A guest bedroom and library/reading room, parental suite, double aspect with feature tuffeau walls and fireplace, private bathroom, walk in wardrobe (spiral stairs to office below) and access to the private roof terrace with views over the property and village and river valley beyond.
A gymnasium room, laundry and large attic room (87m2), ripe for restoring and converting with fantastic beams, are on the second floor.
In the basement are wine and storage cellars and a boiler room with external and internal
access.
In the heart of the Loire Valley a short distance from Chinon and a local market town with all amenities less than 10km. An idyllic location to enjoy family life this property offers and all the splendour of this well-known part of France.
The estate of just over 7.41 acres includes the gated formal courtyard, gardens, an orchard area, chicken run and vegetable patch. There is a large 3.71 acre paddock enclosed for horses with a second gated entrance and a separate area with their stables.
