HISTORY
The Chateau de Brillac was built in the mid-19th century for the Roullet family, originally bourgeois from Sainte-Radegonde, who had founded a small eaux-de-vie and cognac trading house in the late 18th century. They began acquiring lands in Foussignac around 1772. In 2012, the chateau was purchased by a French couple who converted it into a high-end chambres d'hotes and wellness centre.
In 2014 it hosted the literary reality TV programme Academie Balzac, where 20 writers stayed and worked on-site, with the aim of writing a collective novel. The final novel, entitled "Une Tombe Trop Bien Fleurie", was published on 24th October 2014 by Editions du Net.
LOCATION
The chateau is located close to the lively market town of Jarnac, which offers all necessary amenities. Less than 10 minutes away is the Golf Cognac course. Local activities include river fishing, river cruises, and kayaking on the Charente-"the most beautiful stream in the kingdom," according to King Francois I, who was born in Cognac. Visitors can explore the cellars of the famous Cognac houses, including Hennessy, Martell, Courvoisier, and Remy Martin, or enjoy cultural events such as the Blues Passion music festival in Jarnac and Cognac.
The Cognac Marathon takes place every November. Classic car enthusiasts flock to the annual Rallye des Remparts in Angouleme, which is also home to the world-famous comic book festival. Angouleme is just 30 minutes away and has a TGV connection to Paris, which takes two hours.
VARIOUS - South-west facing - Gas central heating - Connected to mains drainage - Energy performance rating (DPE): E - Heated swimming pool, 6 X 12m - Fibre optic internet available - Single-glazed windows.
Property tax (Taxe fonciere): EUR5,600/year - Sale price includes all furniture and furnishings.
The Chateau de Brillac has successfully operated as a high-end wedding venue. Reviews from guests: https://www. tripadvisor. fr/Hotel_Review-g1480924-d3543606-Reviews-Chateau_de_Brillac-Foussignac_Charente_Nouvelle_Aquitaine. html
The chateau offers the opportunity to continue an established commercial activity, including event hosting, hospitality, and a cognac-related activity.
This is a rare opportunity to acquire a prestigious and versatile estate in the heart of the Charente, close to Cognac, Jarnac, and Angouleme, and just 90 minutes from Bordeaux and the Atlantic coast.
A RARE OPPORTUNITY IN THE HEART OF A HISTORIC ESTATE If acquired together with the former estate building adjacent to the chateau, also available for sale (Leggett Property Reference A45664FO16), the combined estate would extend to approximately 11.44 hectares (114,400 m2).
Together, the two properties offer a rare opportunity to create a substantial private estate or develop a tourism, hospitality or events-based project within an exceptional historic setting.
