Property Description
A solid and spacious village house right in the heart of Marseillan, one of the Herault's most characterful small port towns on the Étang de Thau. The house offers generous living space across four levels, with a large garage at the ground floor. Going up, you will find a well-equipped kitchen and a living room connecting with a dining area and a TV room. Furthermore, you will find two ensuite bedrooms, a small office and a terrace with views over the rooftops. Village houses of this size, with both a garage and a rooftop terrace, are hard to come by in a location like this. So, don't wait to view this gem!
Marseillan is famous for its oyster and mussel farms, its lively harbour and its village centre full of independent shops and cafes, which are within walking distance from the house. The beach at Marseillan-Plage is just a few minutes away, and Beziers airport is under half an hour by car.
* Property Layout
Ground floor: An entrance hall gives access to the large garage, which offers excellent storage or workshop potential. An older bathroom is also located on this level.
First floor: A spacious living area comprising a living room, TV room and dining area. The different spaces flow into one another while retaining a sense of separation. A separate toilet is located in the hall. The well-equipped kitchen adjoins the dining area and includes full kitchen furnishings, a large gas stove and a pantry. From the kitchen, a balcony provides a pleasant outdoor spot.
Second floor: Two generous bedrooms, each with its own ensuite bathroom. One bathroom also accommodates a washing machine and dryer. A smaller study or third bedroom and a walk-in wardrobe complete this level.
Third floor: Rooftop terrace with views over the surrounding rooftops.
Extras: Heating and cooling via air heat pumps.
* Location
Marseillan is a picturesque little town between Sete and Beziers. Located on the Etang de Thau with its many oyster farmers, it used to be an active fishing port. The village finds itself at the end of the UNESCO World Heritage Site of the Canal du Midi.
Discover this pleasant town via the quais of the port, while enjoying seafood at one of the many restaraunts overlooking the boats. The town itself is nice to explore as well, with its maze of little streets, the 17th century Church of Saint John the Baptist, and the traditional covered market hall.
The long sandy beach of nearby Marseillan Plage is perfect for building sandcastles and enjoying a refreshing swim or other nautical sports. Or you can walk or bike along the Canal du Midi, which goes all the way to Toulouse.
Besides the oyster farms, another culinary excursion could be to La Maison Noilly-Prat, France's first vermouth manufacturer. Here you can book a range of experiences, from shaking cocktails to a vermouth tasting.
