Property Description
Behind the facade of this former winegrower's house from the 18th century, you will discover far more than expected. Two separate terraces, a veranda, a private garden, a large garage and a wine cellar all come together here, an unusually generous combination. Reached by an exterior stone staircase, the house has been entirely renovated, yet its charm still speaks of its origins, letting history embrace you while you enjoy every modern comfort. Inside, three bedrooms and two bathrooms are spread across the ground floor and the first floor.
Pouzolles is a lively village with a cafe, restaurants, a bakery and a press shop; it's just five minutes from Roujan, twenty from both Beziers and Pezenas and thirty from the beach.
* Property Layout
Basement: A large garage with room for parking houses a utility room and a wine cellar, ideal for storage or a workshop.
Ground floor: You reach the house via an exterior stone staircase leading to a terrace and a veranda. From here, you step into the living area, with an open kitchen (central island with concrete worktop, sink, fridge, gas hob, extractor hood, and dishwasher). Furthermore, a master suite with access to the back terrace and its own bathroom (shower, bath, sink and towel dryer), with a French window leading to the back terrace as well. A separate WC completes this floor.
First floor: Going upstairs, a large hall, ideal as an office, leads to a second bedroom and another master suite, with a bathroom (bath, basin unit, towel dryer, WC). An attic storage cupboard offers further practical space.
Exterior: There are several spaces to enjoy the outside: a private garden of around 100 m2 complete with a well and pump system for watering, a covered stone courtyard, and the front terrace and the back terrace, with its covered summer kitchen, provide two distinct spaces.
Extras: Reversible air conditioning, a wood-burning stove and electric heating keep the house comfortable year-round, alongside double glazing and a roof in good condition. Wooden parquet flooring runs throughout.
* Location
Pouzolles has all amenities, including a bakery, a small grocery store, a bar-restaurant and a post office. Its heart still carries the imprint of the Middle Ages, with a 15th-century castle flanked by two turrets and a church dating from the 14th century, later remodelled in the 19th. Wandering through the old streets, you'll come across the remains of a former windmill gate and the foundations of a medieval chapel. The area is surrounded by vineyards and dotted with pretty Languedoc villages.
At 20 minutes' drive, you'll find Beziers. This hidden South of France gem has been polished over the years and is now an even more pleasant town in which to spend some time. Whether you love strolling through picturesque little streets, having lunch or dinner on one of the many terraces, or indulging your curiosity about French history, it's all here.
Driving 20 minutes the other way will bring you to Pezenas, home to around 10,000 people, is hugely popular with holidaymakers and second-home owners. Known as Moliere's Town, it sits at the beginning of picturesque rolling countryside that leads up to the Montagne Noire further north. Pezenas is a local centre for antiques, arts and crafts- with two giant antiques and brocante fairs each year- and plays host to some of the region's finest restaurants. The town's weekly Saturday morning market is also a huge draw.
