There is a large open space above these rooms which is currently used for storage, but with the relevant permissions, the whole building could easily be converted into guest accommodation, or even linked to the main house to increase its size.

The stone barn is in good condition, divided into two main areas, and again offers the potential to be converted into extra living space. At the end of the barn, there is an open hanger, used as a terrace and outside dining area, overlooking the garden and the fields beyond. The garden and land are flat and mainly laid to grass, making it very low maintenance.

The area around Saint-Mesmit is renowned for hikers and canoeists and is a majestic and wild place to relax and enjoy nature. The nearest town with all day to day amenities is Arnac-Pompadour, just a 16-minute drive away, which is famous for its chateau and its stud farm, the Pompadour National Anglo-Arab Stud. In the town you will find many shops, restaurants and supermarkets, together with a racecourse, and a railway station. The nearest airports are at Limoges (85 minutes away) and Brive-la-Gaillarde (60 minutes away) and the A20 and A89 motorways are both easily accessible.
