Property Description
Ref. CD-3044 This attractive fermette is set on a plot of land measuring 3 352 m² and is located in a quiet hamlet just 4 km from the village of Saint-Mesmin in the north-east corner of the Dordogne.
In addition to the main living quarters, it offers a detached stone barn of about 110 m², a bread oven (apparently in working order), a well and a covered terrace with beautiful views of the surrounding countryside.
Entering the house, you arrive in a double-aspect kitchen and dining area (22 m²) which has a tiled floor and a large fireplace fitted with a wood burner, which gives the room a cosy lived-in feel. The kitchen is simple, but in keeping with the traditional farmhouse style, and there is lots of cupboard space for storing provisions, etc.
Steps to the right of the kitchen lead to the comfortable lounge (17 m²) while an enclosed wooden staircase, also on the right, leads to a family-sized bedroom in the loft area.
The loft area (24 m²) has been well-insulated and currently houses one double and three single beds, plus lots of additional storage space. Three Velux windows ensure that this area of the house is particularly bright and airy. Although works remain outstanding to achieve its full potential, this space lends itself to the creation of one luxurious master bedroom or alternatively, two separate bedrooms with en-suite facilities.
A useful cellar, which is accessed externally, can be found under the lounge.
Across the courtyard in the old séchoir à châtaignes you will find a second bedroom (9 m²) with stone walls, exposed wooden beams and a tiled floor, a shower room (8 m²) and a separate toilet. There is a large open space above these rooms which is currently used for storage, but with the relevant permissions, the whole building could easily be converted into guest accommodation, or even linked to the main house to increase its size.
The stone barn is in good condition, divided into two main areas, and again offers the potential to be converted into extra living space. At the end of the barn, there is an open hanger, used as a terrace and outside dining area, overlooking the garden and the fields beyond. The garden and land are flat and mainly laid to grass, making it very low maintenance.
The area around Saint-Mesmit is renowned for hikers and canoeists and is a majestic and wild place to relax and enjoy nature. The nearest town with all day to day amenities is Arnac-Pompadour, just a 16-minute drive away, which is famous for its chateau and its stud farm, the Pompadour National Anglo-Arab Stud. In the town you will find many shops, restaurants and supermarkets, together with a racecourse, and a railway station. The nearest airports are at Limoges (85 minutes away) and Brive-la-Gaillarde (60 minutes away) and the A20 and A89 motorways are both easily accessible.
This is a very special house if you yearn for country life, whether you have a desire to update and modernise it or simply wish to tend to the garden and enjoy the fresh air!
