Outside now. Very peaceful & calm.. The main garden is in front of the house, and slopes gently down to the river. To the side is a large flat field, also bordered by the river. To the left of the house is a separate garage for one car. On the other side is a 15m2 room, possibly for a conservatory or a good home office? Just a note, the house has never flooded, it sits to far from the river.
The house is close to the villages of La Prenessaye and Plemet. La Prenessaye is small, but with a bar/shop, a school, and a pretty  lake. Plemet is a large village with all amenities, schools, colleges, and another lake. The town of Loudeac is only 10 minutes away, you can get to Rennes in an hour, St Brieuc in 45 minutes, both have quick access to Paris.
Before, I said there was work to be done. Well, here it is.Renovation work was undertaken on the house, but it was stopped, and the house empty for several years. Because of this, you can see some black on the walls, it is just on the surface, the house is not damp. All the rooms need to be decorated. The bathrooms all work, but the fittings  need finishing. A door needs to be made from the cellar to the kitchen. Small repairs to the roof, and I think a new septic tank. Outside the brambles are huge, but a tractor would pull them out, so you could make a beautiful garden. It's an honest view of the work to be done, & that's why the price for a house in this position is so good.
 So if you are looking for a project to bring a sleeping beauty back to life, this lady could be the one for you.
