Property Description
Exclusive.
In a former monastery, a real estate complex comprising on the ground floor a private apartment of approximately 196 m², upstairs three apartments for rental use, an outbuilding housing a new cottage of 82 m², a courtyard and a garden with swimming pool.
This former Benedictine monastery was founded in 927 for 12 monks. From the tenth century it was attached to the Abbey of Cluny, of which it became one of the great priories. 3 popes stayed there: Urban II in 1095, Paschal II in 1107 and Gelasius II in 1119. Some modifications were made in the fifteenth and seventeenth centuries. At the time of the Revolution, only 6 monks remained and the monastery was sold as a national asset in several lots.
The lot currently for sale consists of part of the south and west wings, the former Prior's apartments, converted into a prestigious residential house in the nineteenth century.
The private apartment of approximately 196 m² is composed of:
– An entrance of 9.26 m² through a pretty richly moulded eighteenth century door;
– A living room of 49.06 m² facing south. Marble fireplace surmounted by a trumeau with two pilasters with Corinthian capitals. Pellet insert. Versailles Public Prosecutor's Office. On the walls, panoramic panels representing landscapes of lakes and mountains, probably early nineteenth;
– An in-between of 1.80 m² with a small room above, in the thickness of the wall;
– A 7.18 m² bathroom: sink, shower and toilet;
– A large living room of 54.54 m² with groin vaults facing south. Height under the vault of 4.29 meters. On the walls, up to the beginning of the vaults, stucco mouldings frame numerous curiously irregular and unsymmetrical panels. Marble fireplace surmounted by a trumeau with two pilasters with Doric capitals. This room retains the only piece of furniture of the priory still in place, built into the wall: a pair of magnificent eighteenth-century sideboards, in blond walnut, decorated with a rich moulding;
– A kitchen of 16.19 m² with semi-circular vault. Stone fireplace. Stone slabs on the floor. Stainless steel hood. Pellet stove;
– An entrance on the kitchen side of 7.61 m². Very beautiful eighteenth century door richly moulded;
– An entrance on the living room side of 5.01 m²;
– A west bedroom of 23.40 m² and its eighteenth-century décor: woodwork at the height of the support with scrolled mouldings, Louis XV fireplace in finely carved andesite with a lintel surmounted by a recessed mirror surrounded by very elaborate stuccoes;
– A linen room of 5.14 m². This small panelled recess, without windows, has a square duct with wood-clad walls, which allows communication without seeing each other or without objects, the use of which remains enigmatic: either for a contagious patient or for a reclusive monk or perhaps a confessional;
– A new bathroom of 4.77 m²: sink, shower and suspended toilet; –
– A west bedroom of 11.26 m²;
– A passage of 1.77 m² between this bedroom and the living room;
– A 4.79 m² entrance hall and its monumental seventeenth-century staircase. Several ribbed vaults. It is entirely decorated with murals, to be renovated, with motifs of country characters, landscapes, fake marbles, columns and Ionic capitals.
On the mezzanine floor, toilets of 2.24 m² and a technical room of 2.24 m².
On the first floor, a landing of 8.11 m² serves:
– A room of 23.64 m²;
– A studio of approximately 37.97 m² rented for €250 per month;
– An F1 of approximately 36.17 m² rented for €280 per month;
– An F4 of approximately 114 m² rented for €480 per month;
On the second floor, two rooms and an attic.
On the garden level, a superb room topped with a semi-circular vault with a surface area of approximately 157 m² used as a garage, illuminated by 3 windows and a workshop of 5.71 m².
Roofs redone 10 and 20 years ago, plastered in perfect condition. Double glazing throughout. Heating by pellet stove and electric for the private apartment, heating by electric convectors for the 3 rental apartments.
From the courtyard, access to three cellars.
A south-facing outbuilding was converted in 2014-2015 into a charming cottage of approximately 82.30 m².
The roof and framework have been redone. Double glazing. Electric underfloor heating for the ground floor.
In the south-facing garden, at the foot of two massive buttresses, a 3 by 7 metre swimming pool was created in 2011, heated by a heat pump.
The whole is in the heart of Sauxillanges but quiet, close on foot to all shops.
Located in the Livradois-Forez Regional Natural Park, Sauxillanges is a charming little dynamic town only 13 km from Issoire and the A75.
