Property Description

Old Restored Dairy Farmhouse. Located in the Creuse Department of the Limousin, Famous for its Natural Surroundings and Lakes. I Beautiful Gardens.

Summary
This is a very attractive property that has been well loved and tended. Bought in 2004, we have made numerous changes to modernise the house and cater for the different needs we have had over the years,
The gardens are particularly noticeable. Now it has come into it's own as our trees and plants have made themselves at home.

Location
The hamlet is called Ecurat and leads to the Chateau Villemonteix. The community forest of Chenérailles is only 0,5 km away and Chenérailles is 2.5 km.

Access
The house is accessed through double gates up a curving drive. The area has been built to accommodate handicapped persons. The area is rural with beef cattle and sheep in abundance. Chenérailles has all everyday shopping needs with doctor and pharmacy. The big shops and supermarkets are only a few km away 20 to 30 minutes. Limoges is at 90km 1.5 hours and La Souterrain for trains at 1 hour. The 145 road will bring you to the exit for Jarnage and Chenérailles and the Chateau Villemonteix. From the chateau, Ecurat is straight on, first on the left.

Interior
We have a beautiful stone house originally a dairy farm with four adjoining buildings.
The house and barn make the largest building. In the barn on the ground floor is a kitchen used for the original resto business. This room is fully tiled and there is access to a further food storage room. Next door is the true barn used for storage and workshop. Upstairs there is a very large open space, the roof is planked under the roof tiles. We have architects drawings for guest rooms and bathrooms. All four buildings have been reroofed. The last, the largest roof in 2020. Next door is the ground floor of the house. Through this door is a kitchen/diner with an attractive fireplace and a wood burner. The kitchen is fitted with white units and a range cooker (Stones) through a facing door is the snug with a window onto the front garden and stairs leading up to the first 2 bedrooms. Both rooms have en suite bathrooms. A further set of stairs lead up to the 3rd bedroom. A very large area with a dressing room leading to a bathroom with a bath and overhead shower. Back to the kitchen there is a hallway cloakroom with another toilet/shower room and a door leading to another reception room.
This room was used for the lounge and dining room in the restaurant, there is an attractive stone fireplace with a wood burner.
There is a disabled toilet facility for the restaurant
From this room you can access the front garden which is paved and makes a pleasant courtyard, there is also a garden room with patio doors that is yet to be renovated. From the lounge there is an opening into the bar with an attractive seating area, pool table and dart board and further patio doors onto the loggia terrace.

Exterior
There are two terraces, the covered terrace is tiled and sheltered from the hot summer sun, down 4 steps your reach the loggia terrace, pass the door to the restaurant/bar and the hot tub is on your right, down more steps and the lower cave is on your left, further steps lead down to the garden gates, the drive and garage.
There is room for three cars in the garage and further parking outside the building. A little stone stairway leads to the raised garden and the third well on the property.
