Over 75% of clients return year after year from all over Europe and many stay for a month at a time. We have developed a unique storage business model that generates between 60 and 80 weeks reservations before the start of the new season, virtually covering the complete overhead of the campsite before opening day.

Location
Located around a stunning spring fed lake in the heart of the Orne, an undiscovered paradise of hills, forests and pretty villages. Superb cycling including the Voie Verte cycle paths and walking on the quiet roads and in the beautiful 40 hectare forest behind the campsite.
4km from a nice town with supermarket and fuel but essentially in the peace and tranquility that a growing number of travellers seek. It is simply stunning here with the lake at its heart and beautiful forest behind yet with a main holiday route from all the French ports, the Netherlands, Belgium and Germany right on its doorstep.
Interior
In our 300 year old farmhouse home we have completely renovated the bedrooms, lounge, kitchen and two bathrooms including insulation and new double glazed windows. In addition there are three en-suite Chambre d’Hote rooms a 1 bedroom apartment (could do with a re fresh as we use it currently just for when our family visit) and two huge (80sqm) storage rooms , one of which is used for restaurant supplies – the other is unused. The entire building has new drainage and renovated or upgraded electrics. The restaurant and campsite office is situated in the East wing of the original farmhouse looking out over the terrace with direct access to the campsite.
In the restaurant we have installed new electrics, plumbing, a new kitchen, new furniture and double glazing throughout with three sets of double doors opening out on to the terrace and courtyard. There is a new terrace with covered pergola for al fresco dining too. At the moment we limit the restaurant to 20 covers for our convenience but there is capacity to up that to 30 without adaptation of the building, kitchen or the terrace if you wish.
Exterior
The original derelict campsite site gave us the chance to completely renew and largely replace all the electrics, plumbing, waste disposal and build a totally new shower and toilet facility. Because we built it we know exactly where all the pipes, fuses, manholes and drains are – so no surprises. Everything was built by us so we know exactly how it all works – which will be a big advantage to a new buyer.
Now the campsite boasts 26 spacious pitches (Licensed for 32), 20 each with new 10amp electric connections (2 of which are dedicated large heavy motorhome pitches) and 6 non electric.
There are new roadways through the campsite that blend beautifully with the naturally feel of the site along with a huge secure dedicated hardstanding area for the 20 vans in storage with capacity for at least 10 more if required.
The campsite has new hedging and the pitches are renovated at the end of each season to look green and lush for the following season.
The whole site including the farmhouse and campsite entrance is covered by CCTV.
Additional Details
Firstly, and vital to anyone looking to buy a campsite in France - we have a full camping permit and are zoned in the local development plan as N1 which allows for leisure development. This is very important as many “campsites” say they are but in fact are not. This means that within the 7.5 acres of the campsite you can apply for leisure development permission should you so wish.
We also own the field opposite which could be available at extra cost but has no impact on the operation of the campsite.
