Quiet rural position. Nearest town Herisson (8kms) Medieval village with shops, restaurants, tabac and post office. Cosne (19kms) and Cerilly (12.5 kms)both have usual supermarkets, banks etc. Montlucon (30 minutes)is the closest big centre for large DIY, hypermarkets etc.
Forest of Troncais is less than a mile away and is one of the largest oak forest in Europe with plenty of activities. There is plenty of cultural events across the region.

Access
Nearest airport is Clermont Ferrand 1.5 hours)or Limoges (2 hours).
Trains to Paris from Moulins or Vallon sur Sully.
Very close to motorway A71, Vallon exit (10kms)

Interior
The interior has a large living room, with original flagstone floors. Large wood burner and an electric heater. There is TV aerial and landline, plus very good internet access. The staircase rises from one corner to the bedrooms. There is an archway through to the kitchen. There is a large hot water boiler, built in sink, fridge and storage. The bathroom is through the kitchen with toilet, sink and shower. There is also a washing machine in the bathroom. The electricity meter is housed in a cupboard also in the bathroom
The stairs lead up to two bedrooms, both with double beds and plenty of storage.
The windows are original and need replacing.
There is mains water, but only natural drainage, which was checked about five years ago and passed, due to use of cottage as holiday home. The property needs a fosse septic installed.

Very large garden with lawns, flower beds and a selection of mature trees - cherry, apple, walnut, peach…
There are two small outbuildings - two sheds and a large wood store.
There is a terrace beside the kitchen with a bbq area.
There is a large field 3500 m2 attached to the garden.
It is possible to build in the garden are, but not the field. The house can also be extended and there is plenty of room for a swimming pool.
