Our beautiful farmhouse and separate gite/maison des amis sit on an exceptional plot with far reaching views across the Charente countryside. The views from our garden are to die for and wherever you stand, you can see for miles. We have no close neighbours so the house offers the ultimate peace and quiet – and yet it’s only a five minute drive to the pretty village of Rouzede.

With three hundred square metres of living space, three acres of mature gardens, a 10 x 5 m heated swimming pool and a private fishing lake you probably won’t want to leave but if you do, there’s loads going on nearby.

Both the house and gite are double glazed with central heating and loads of original features. The roof is sound and the boiler was replaced three years ago. There’s plenty of storage in our large, stone barn and various outbuildings.

The house is set on a quiet, country road and the long driveway is lined with ornamental cherry trees. There’d loads of parking – enough for five or six cars.

Location
This is a fantastic area for cycling and walking with footpaths everywhere you turn.

An international golf course (with a fabulous restaurant) is literally down the road and five minutes in the other direction you’ll find the family run camping de Lindois with its bar/restaurant and home cooked meals. Just up the road is a great little farmshop which sells all local produce and specialises in duck.

The pretty town of La Rochefoucauld with its fairy tale chateau is only fifteen minutes away and the lively town of Angouleme is only half an hour by car. We are less than ten minutes away from the village of Montembouf where you will find everything you need for day to day living - a small supermarket, vet, bar and bank. Montembouf hosts a fabulous music festival every summer - a great place to take visitors. In Montbron (also ten minutes away) there are two big supermarkets, an English speaking doctor, bars and restaurants and just outside the town of Montbron you'll also find a Michelin star restaurant.

The West coast of France is under two hours away.

Access
The nearest ferry port is Caen which is about four hours away.

Limoges airport is an hour away, Bordeaux airport two hours, Poitiers is an hour and forty minutes and Bergerac airport less than two hours. The TGV line to Paris and Bordeaux is in Angouleme (a thirty minute drive).

Interior
The main house is south facing and has uninterrupted views of the Charente countryside. It has a large kitchen/diner with lovely old fireplace and log burner and original wood flooring. There is also a large dual aspect lounge, downstairs shower room, utility room and office area. Upstairs you'll find three generous double bedrooms (the master having a walk in wardrobe) and family bathroom. Our gîte/maison des amis has a large lounge/dining room, with original wooden floor, separate kitchen and downstairs bathroom. Upstairs there are two large double bedrooms and a separate private garden and terrace - perfect for family, friends or to rent to paying guests.

Exterior
Outside you’ll find three acres of mature gardens which include lawns, flower beds, seating areas, places to eat and terraces where you can relax. There’s a large wooden gazebo with a tiled roof which is perfect for summer living, a bar-b-que area, separate soft fruit garden and a pretty path which takes you down to our private fishing lake. We have a 10 x 5 m in-ground swimming pool with a 100 square metre travertine terrace. The pool area is very private will beautiful far reaching views.
