AREA
Louvigné du Désert is a busy little town with all of the shops and services required.  A 9 minute drive you reach the Forest at Fougeres with walks, lake and accrobranche.  16 km to Fougeres, 40 km to Le Mont Saint Michel and the coast.  Just under an hour drive to Brittany's capital Rennes (airport/TGV).

Deceptively spacious !    Currently 75m2 of living space with the potential to almost double that in my view.   The property was built in 1970 and is surrounded by gardens and the countryside beyond.

A drive along a country lane brings you to this property.  Detached and with no immediate neighbours.  On arrival there is a large amount of parking for vehicles, and you will see the entrance door to the sous-sol and doors for the garage (in total 7 metres wide by 11 metres long!).

To the right a set of steps brings you to the front of the house to the front door.  Further along there is a set of patio doors (with electric exterior roll down shutters).

The garden is mainly lawned and contains various specimen shrubs.  There is also a vegetable plot currently covered to prevent weeds.

CONCLUSION
So much scope, so much opportunity.  The property needs a refresh and update.  The fosse septique does not conform.
