Property Description

Summary
The apartment has a double and two singles beds. It is fully furnished and available for a winter let from 1st October to Mid May. The minimum length of stay is 2 months. The heating oil will be metered and the tenant will be charged for the amount used at the end of their stay. All other expenses are covered by the rental.
This is a sunny apartment with sun in the morning on the balcony and in the evening on the terrace at the front. All the rooms have French windows, those at the back open onto the balcony.
One dog is allowed in the property but no cats please as there are neighbourhood cats who don't take kindly to strangers.

Location
The village of St Romain (5 minutes walk) has a shop which can supply daily needs including bread.. Aubeterre-sur-Dronne is a 35 minute walk or 5 minute drive and has bars, restaurants, a boulangerie, boucherie and an 11th century underground church, well worth a visit.
Chalais is an 8 minute drive and there you will find a range of shops including Intermarche and Lidl. There is a market on Mondays.
Riberac is slightly further away and has a market on Fridays

Access
A car is necessary as there is little in the way of public transport. the Bordeaux/ Angouleme train line stops in Chalais so it is possible to go to either city for the day.
Bordeaux airport is a 90 minute drive away, while Bergerac is slightly less.

Interior
The apartment has a large L shaped living room with the dining area at the front with French windows out to the garden and the living area has 2 French windows onto the balcony. The kitchen is 2 years old and has a range of modern units and a breakfast bar. The bedrooms have wardrobes and chests of drawers. All the rooms have been painted recently and the whole apartment is in a very good condition.

Exterior
The gardens are extensive but manageable. We have a gardener once a month. The small vegetable plots will be dug over for anyone who wants to use them. There are terraces in various places in the garden. There are a couple of sheds with garden furniture in them so tenants are welcome to use them.
