Property Description
Close to the dreamy village of Menerbes, in the ‘golden triangle’ of the Luberon, this house gives you an unbeatable location at an affordable price. Four or five bedrooms, a big living room, a large space that is ideal as an artist’s studio or granny flat, a pool and a good-size garden – all for under 600,000 euros.
With a little bit of renovation – for example continuing the dry-stone render to all 4 sides of the house, and creating additional window openings to the downstairs – this could be a real charmer.
------------------------------------------------------------
Main floor
On the main level are the large, L-shaped living room, kitchen, two bedrooms and bathrooms, all with views of the trees and garden.
The living room (49m2/527 sq ft) is dual-aspect, with fireplace at the centre, and opens out to the veranda at the front of the house through two patio doors.
The kitchen is open-plan to the living room and is equipped with wall-mounted electric oven, induction stove, integrated deep-fat fryer, dishwasher and fridge-freezer. The kitchen also opens to the veranda at the front of the house through a patio door.
Bedroom 1 (4.4 x 2.9m/14’5″ x 9’6″), on the main floor, has an en suite bathroom with shower, basin and WC.
Bedroom 2 (4.4 x 2.7m/14’5″ x 8’10”), on the main floor, would also make a good study or office, with its appealing woodland view.
Family bathroom is on the main floor with a bath, shower, basin and WC.
Lower level
The house is built on a slope so the lower level is not underground! But it stays nice and cool in the heat of summer. Here there are two bedrooms and a large room of 42 m2/450 sq ft that could be an art studio or atelier, a fifth bedroom, home office, or it could be converted into a studio apartment for an older relative. There is also plenty of storage space on this level.
Bedroom 3: 3.9 x 3.6m / 12’10” x 11’10”
Bedroom 4: 4.9 x 4.4m / 16′ x 14’5″
Studio space/bedroom 5: 9.6 x 4.5m / 31′ x 14’5″
Utility/laundry: 5.9 sq m / 63 sq ft
Storage 1: 12.5 sq m / 135 sq ft
Storage 2: 14 sq m / 150 sq ft
-----------------------------------------------------------------
Outside
The house has 4950 square metres of land (53,000 sq ft), with a terraced, evergreen garden and pool. The property is enclosed with fence and gate so the garden is deal for a dog or youngsters.
Along the front of the house the veranda offers shaded dining outside the kitchen.
In front of the house is the pool which measures 10m x 5m. It currently has a sliding roof cover. The benefits of this are that the temperature stays higher and the swimming season is extended to April-October; the pool stays cleaner with much less in the way of leaves and dust in the water, and this in turn means fewer chemicals are needed to maintain the pool. The disadvantage is, well, you have a sliding roof over your pool. It is easily disposed of if it’s not for you.
The garden is planted with pines and olive trees, box balls and oleander – it’s pretty much totally evergreen and low-maintenance. There is also spring water fed in which gives free garden watering and pool water.

Location
The house is in the countryside 1.5 miles (2.4km) from the wonderful village of Menerbes, which is in the ‘golden triangle’ of the Luberon. Menerbes is one of the most beautiful perched, medieval villages of the region, with a history dating back over 1000 years.
