Property Description
Half a mile from the wonderful village of Menerbes, in the ‘golden triangle’ of the Luberon, this house is set on a calm hillside of pines, with view across to the Luberon mountain. It’s a great location, and the house is of recent construction but in the old Provencal style, with stone walls and exposed beams, and all the benefits of modern design – all rooms facing the view to the south, a sheltered terrace, and a huge lower-level garage/man-cave/workshop – this could be converted into a separate apartment or additional bedrooms.
This house is ready to move into without any work, it has a great location, 3 bedrooms and pool for under 600,000 euros.

Ground floor
On the ground floor are the large living room, kitchen, study, master bedroom with en suite bathroom.
The living room (8 x 5 m/26 x 16 ft) is dual-aspect, with fireplace at one end, and is open to the kitchen at the other end. French doors open out to the south-facing terrace.
The kitchen (5 x 4 m/16 x 13 ft) is open-plan to the living room and is equipped with wall-mounted oven, induction stove, dishwasher and fridge-freezer. The kitchen also opens to the terrace and to the garden and pool area at the back.
Utility room (2.3 x 1.6 m/7.5 x 5.2 ft): off the kitchen, for washing machine and dryer.
Study (2.6 x 2.3 m/8.5 x 7.5 ft) off the living room with garden view.
Master bedroom (4.1 x 3.4m/13 x 11 ft), dual-aspect room with view of pine trees, and in the en suite bathroom are a small dressing room, shower and basin.
Guest WC: in the entrance by the master bedroom.
Garage: The garage is actually the entire lower level of the house, and covers 118 m2 (12.4 x 9.5 m/40 x 31 ft). It has two windows on the south side and is big enough to think about adding accommodation – a small apartment or bedroom and bathroom – while still retaining a regular-size 2-car garage. This level also houses the boiler.
---------------------------------------------------------------------------

Up a beautiful staircase in Menerbes stone there are two further bedrooms and a bathroom, all facing south with Luberon view.

Bedroom 3: 4 x 3.3 m/13 x 10.8 ft

WC: on the landing next to the bathroom.
---------------------------------------------------------------------------
Outside
The house has 2450 m2 (26,370 sq ft) of land, which is terraced and planted with pine and olive trees.
To the side of the house is the pool, which is in the stone basin style and measures 8 x 3 m (26 x 10 ft), and alongside is a summer kitchen area with a wood-burning pizza oven.
The house is in a U-shape forming three sides of the terrace with dining table to the front, and facing south to the view of the Luberon mountain. The Luberon view is seen through the pines everywhere on the property.
---------------------------------------------------------------------------
Location
The house is in the countryside 0.5 miles (800 m) from the wonderful village of Menerbes, which is in the ‘golden triangle’ of the Luberon. Menerbes is one of the most beautiful perched, medieval villages of the region, with a history dating back over 1000 years.
Menerbes sits on top of its ridge skirted by vineyards and lavender, and has very good amenities: 3 restaurants (6 at lunchtime), a good bakery, two small grocery stores and an ice cream parlour. Coming soon (2018) is a medical centre with doctor’s surgery, lab and pharmacy. It’s an ideal base in the Luberon, and also member of the prestigious classification ‘The Most Beautiful Villages of France’.
If you remember the books of Peter Mayle, like ‘A Year in Provence’, it was living in Menerbes that served as his inspiration.
Menerbes has its own primary school for ages up to 11, and the next school for 11-16 years old (middle school) is the College du Calavon 10 minutes away, which is served by a school bus.
Within a few minutes’ drive are other notable perched villages of the Luberon like Gordes, Bonnieux, Goult and Roussillon. The nearest town is Cavaillon (15 minutes), while the city of Avignon is 40 minutes away, and Marseille airport is 1 hour.

What we like about this house
The price: It’s a 3-bedroom house with pool at an affordable price for such a good location.
The location: Menerbes is one of the best villages in Provence, not just as a place to live but also for potential rental income.
The garden: A blank canvas measuring 1270 square feet, just asking to be developed.
---------------------------------------------------------------------------
Bear in mind
Period: Although it looks old with its typical stone walls, the house was built in 2000. This means you don’t get any of the problems associated with maintaining a very old building.
