Property Description

A traditional Provence stone farmhouse in an L-shape around a south-facing courtyard, on the heights of Gordes and in a setting notable for utter calm

The house is in 1.25 acres (5,100 m2) of land with ancient dry-stone walls and 60 olive trees, and from the top floor there is a view to the Luberon mountain. There is work to be done, to redecorate and modernise the look, but the fundamentals are good, this is a charming Provencal farmhouse over 27o m2 (2900 sq ft) in a desirable setting.

- LIVING SPACES -

There are three reception rooms, two are upstairs. On the ground floor the kitchen leads on to the 'winter' living room with fireplace, and through to the vaulted room which lends itself to a long dining table. From here you go through to what is currently bedroom 2.

Kitchen (4.8 x 3.9m / 15.7 x 12.8ft) spacious room with plenty of workspace, opening out to the courtyard.

Living room 1 (7 x 4.1m / 23 x 13.4ft) with an old stone fireplace, and stairs up to living room 3, this room is between kitchen and dining room and opens out to the courtyard.

Dining room (4.3 x 3.3m / 14.1 x 10.8ft) very characterful stone vaulted room.

Living room 2 (9.1 x 4.5m / 29.8 x 14.7ft) upstairs from living room 1, from here you access the two wings of the house.

Living room 3 (8.1 x 4.1m / 26.5 x 13.4ft) with fireplace and its own access up steps from the courtyard.

Guest WC is on the landing by living room 3.

Utility rooms: (46 m2 / 495 sq ft) four adjoining rooms currently in use as laundry/boiler room, storage, tool-room and log-store.

- BEDROOMS -

Bedrooms are over three floors, with one on the ground floor, three on the 1st floor, and the master bedroom on the top floor. The ground floor bedroom is the obvious candidate for a home office or study.

Bedroom 1 (5.8 x 4.8m / 19 x 15.7ft) the top floor master bedroom with balcony and Luberon view. Its en suite bathroom has bath and basin.

Bedroom 2 (4.7 x 4.4m / 15.4 x 14.4ft) a light, ground-floor room with vaulted ceiling that opens out to the courtyard.

Bedroom 3 (4.8 x 3.5m / 15.7 x 11.5ft) upstairs bedroom.

Bathroom 2 is next to bedroom 2 and has bath, basin and WC.

Bedroom 4 (3.4 x 3.3m / 11.1 x 10.8ft), an upstairs bedroom.

Bathroom 3 is next to bedroom 4, with shower, basin and WC.

Bedroom 5 (3.2 x 2.2m / 10.5 x 7.2ft) is an upstairs bedroom. This room has an en suite with shower, basin and WC.

- OUTSIDE -

There are 5100 m2 / 1.25 acres of grounds all around the house, with oaks, pines and olive trees most prominent, and on the front terrace a mulberry-plane and micocoulier tree for shade.

The heart of the house is the L-shaped courtyard with outdoor dining spots. The kitchen and ground-floor living room both open out to this space, as well as the ground-floor bedroom, and two upstairs rooms have outside steps down to the courtyard.

Off the to the side of the property is the big pool - it's an irregular shape but let's call it 15m x 5m (49 x 23ft). The pool area leads on to an olive grove, and there is a poolhouse which could house a summer kitchen.

The grounds feature dry stone walls from the time this was a farm, and even a borie, the stone shepherd hut you find around Gordes. It's an interesting garden on different levels, a verdant piece of Provence on the heights of Gordes.

There is a 1-car garage in the style of a borie. The house is set well away from what is an extremely quiet residential road, so it is totally peaceful.

- LOCATION -

The house is 4km / 2.5 miles by road to the south of Gordes.

Gordes is the best-known of the Luberon's hill-top villages, and the most photogenic. It is impossible, when the full majesty of the village first comes into view, not to stop and take a picture.

Gordes is an ideal base because of its choice of restaurants and amenities, and its social and cultural life. And for vacation rentals a Gordes postcode adds to the value of a house.

In the centre of the village there are cafes and eateries, from pizza up to the exclusive Bastide de Gordes hotel. Winding streets and paths snake through the honey-coloured stones of the village, ending up at amazing views of the entire Luberon valley and mountain spread out below.

Gordes has a variety of boutiques, bakery, grocery, post office, pharmacy and doctor's surgery.

Gordes's school has elementary and primary school sections, taking children up to age 11.

Within a few minutes' drive are other notable perched villages of the Luberon like Bonnieux, Menerbes, Roussillon, Lacoste, Lourmarin, Oppede-le-vieux, Goult, etc. The nearest town is Cavaillon (20 minutes), while the city of Avignon is 40 minutes away, Aix-en-Provence 1 hour, and Marseille airport is hour.
