    Summary
I am selling a 1/7th share of three old stone cottages in the hameau of St. Clair, just outside of Sées Normandy. Two of the cottages are finished and furnished so it accommodates a houseful of 10. The share entitles the buyer to the use of the house for one month during the prime season April-October (by rotation) plus you can use it winter weeks or months by arrangement with the other owners. The annual fee for maintenance, upkeep and taxes is $1200.

    Location
Located in lush and beautiful southeast Orne Normandy. The countryside is exceptionally green and beautiful, not like the dry hot south of France. Temperatures are very moderate. We have used these houses as a base for fifteen years to explore western and southwestern France by car, train, and bicycle to Mont Saint-Michel, St. Malo, the Normandy beaches, the Bayeux Tapestry museum in Caen, west to the Celtic ruins of Brittany, the Fougères fortress, Belle Isle, to the Loire valley castles, the port of La Rochelle, Bordeaux and the Dordogne river valley. We've camped and bicycled everywhere. Provincial French hotels are amazingly cheap and excellent quality. One of the great joys of this area of France are the thousands of tiny but perfectly paved rural roads with beautiful ancient medieval villages every 10-15 km, most of which have acceptable cafes and restaurants. We bicycle camp but never cook. Why cook when we're in France, where restaurants are so good and cheap? Another great pleasure on summer weekends are the many classical concerts held in ancient village churches, many are free. The 11th century Sées cathedral near us was the site of the last remake of the film of Jeanne d'Arc. Then there are all the farmers markets, antique stores, flea markets, forest hiking trails, country inns everywhere. We're giving up our house share but definitely the good life of France.

    • 245 m² Floor Size
    • 4,046 m² Land Size

    Summary
A semi detached property which had a full barn conversion, with plaster walls, fireplace features, upstairs bathroom, and spacious traditional kitchen and living room. A large plot of land with excellent potential. A lovely gite attached with additional small bathroom and bedroom. Due to family moving away the property needs a full re-furbishment involving more than a lick of paint. It's attached to the farm next door with no area of the 3aspect surrounding land being overlooked.

    Location
5 min from Balleroy Village, Chateaux and Forest. 20 minutes to Bayeux and 30 minutes from the Normandy beaches. An excellent location for a retreat close to the Ferry as well as all that Normandy has to offer. including the historical Normandy beaches.

    Access
There is access directly off the road, as well as a significant piece of land with additional off-road access. Less that 45 minutes to Ouistreham Ferry, 1hr 10 minutes to Cherbourg. 35 minutes to the amazing city of Caen, including the airport.

    Interior
Downstairs is traditional a spacious, a huge fireplace, as well as large kitchen. There was a plumbing leak with caused some internal damage to the ceiling. Wattle and Daub floors are not good when wet. However, all areas are ready to be brought back to life skills and some investment.

    Exterior
The property has 270 degree garden and an expanse of land offering what I consider to be an excellent opportunity to make the place a stunning retreat. Tennis court, Orchard, or woodland play area should all be considered when thinking of the size of land.

    Additional Details
All taxes are fully paid. All DDT reports are in tact and outline the property as as renovation. All checks have been made are are up-to date, including the appropriate paperwork from the local authorities. I am really looking for serious offers due to be being messed around by tyre kickers, in the nicest possible way.

    • Swimming Pool
    • Planning Permission
    Summary
In the heart of Gascony (Armagnac country), rolling hills, sunflowers and farmers' markets — this 1,527 m² building plot comes with full planning permission already granted for a family home with swimming pool.

The hard part is done. The permit is secured, professional architect's plans are drawn up (by a Toulouse-based practice), the former agricultural building on the site has been largely cleared, and the plot is ready for groundworks and foundations.

    What's included in the sale
    - Full planning permission (building permit, purged of all appeal periods) for a new-build family home with pool
    - Complete architect's plans: site plan, four elevations, interior layout, and photorealistic 3D renders showing the finished property in its setting
    - Non-collective sanitation study completed and approved (septic tank 4,000 L + sand filter — standard for rural France)
    - Local material to reuse: solid oak beams, stones, reclaimed from the former building on site, available for reuse in the build — adding real character
    - Site substantially cleared and ready for groundworks

The approved project: the plans provide for:
    - A ground-floor living space of approx. 110 m², including a large open-plan living area (52 m²), two bedrooms, bathroom, shower room, utility/boot room, and entrance hall
    - A mezzanine level with a play area and two additional rooms — ideal as extra bedrooms, a home office, or a studio
    - An 8 × 4 m swimming pool, already included in the planning permission
    - A covered timber porch along the front elevation
    - Three off-road parking spaces
    - Traditional materials throughout: local clay roof tiles (tiles canal), stone-colored render, and timber cladding — a design that sits beautifully in the Gascon landscape

The plans and 3D renders are available to serious inquiries. The new owner is free to build as approved or to submit amended plans if they prefer a different layout.

    Location
    - 1,527 m² of buildable land, services nearby (electricity at the boundary, main water, fiber broadband)
    - Hedged on two sides — no overlooking neighbors, complete privacy
    - Open views over the rolling Gers countryside, south-facing aspect
    - Mature trees retained on the plot
    - Set in a quiet hamlet on a communal lane, with excellent neighbors
-Utterly peaceful, yet far from isolated

    Access
The Gers is widely regarded as one of the finest places to live in France: exceptional food and wine, a gentle pace of life, warm summers, and property prices that remain remarkably affordable compared to Provence or the Dordogne.
    - Fleurance: 10 min — market town with all amenities (supermarkets, schools, weekly market, medical services)
    - Lectoure: 15 min — a stunning hilltop bastide town, spa town, and growing expat community
    - Auch (Gers capital): 25 min — the department's main employment hub
    - Toulouse: 1 hr 15 min — international airport with direct flights to London, Amsterdam, Brussels, Dublin and more
    - The Pyrenees: visible on clear days, skiing within 1.5 hrs
    - The Atlantic coast: approx. 2 hrs

    Additional Details
    Why we're selling?
We're relocating abroad. This was our dream project and we would have seen it through — but life had other plans. The buyer's gain: a building plot with planning permission, architect's drawings, drainage approval, and site clearance already completed. Months of paperwork and thousands in professional fees — already taken care of.

    Worth knowing
Under France's new Zero Net Artificialization law (ZAN), local councils must drastically reduce the amount of new building land they release. Buildable plots of this size in rural communes are becoming increasingly scarce — and permits harder to obtain. This type of opportunity is genuinely unlikely to come around again in this area.

Detached "colombage" property(75 sqm) with a slate roof, situated in a hamlet, in the area of ROMAGNY FONTENAY, with a garden area of 1.13 acres(4 600 sqm). Works needed : plumbing, rewiring, roof, septic tank, heating, kitchen, bathroom. Water and electricity connected. Broadband connection possible. There is no heating but there is a boiler in place. This timbered house to restore is located in a quiet location at 10 mn from St Hilaire du Harcouët, in ROMAGNY-FONTENAY. The first shops are at 5 km. No nuisances nearby. No main road nearby, the access to the house is a cul de sac. The first neighbour is at the end of the cul de sac at about 60 meters to the north. The closest farm is a dairy farm at about 400 meters to the East (almost never any easterly wind). There is an individual sanitation system that looks good but the control has not been carried out yet. The low price takes in consideration the work needed in this house : to rewire partially, to install a heating (there is an oil boiler, perhaps in good condition), to check and reinstall some water pipes, to repair part of the front render and check the back of the house, to repair the roof (the ridge) and certainly a new septic tank. This house remained abandoned for 15 years and was burglarized during that time : the sink disappeared, as well as the heating installation (except boiler), plumbing, and some electrical cables. It appears the burglars stole all the metal pipes to resell them. That's why the price is low. The taxe foncière is 417 euros/year. If it is a second home, the "taxe d'habitation" is also due and is 280 euros/year. A dairy farm at 400 meters East. Property surrounded by fields. Only one neighbour 60 meters north at the end of the cul de sac road.

Ground floor : kitchen with units/living room with exposed beams, laminate floor and fireplace. A closet with the boiler. The original stair leads to the first floor.

First floor(carpet flooring) : large bedroom with carpet floor, tiled bathroom with a wash hand basin and toilet.

Second floor : bedroom with carpet floor, store room, toilet.
