    Main town of Fontenay le Comte is 20 minutes away. A bustling town with 2 hyper markets, and every shop you could wish for. Also a good hospital, clinic, dentists etc. It has a huge sports plain with football and rugby pitches, archery and indoor shooting range, dog agility park, bmx track and a dojo. Even a brand new cinema which often shows “ VO” ( version originale) films in English.
    Just 5minutes, 5 km from Lac du Chassenon with its inland beach. In the summer you can stay all day, swim, slide, hire pedalos or kayaks. All incredibly reasonable rates.
    20 minutes from La venise verte - the green Venice in the Marais Poitevin. You can hire punts on the canals or explore the many villages along its banks.
    30 minutes from Niort, the county town of the Deux Sevres, our neighbouring county. So many bars, cafes and restos to choose from. Lots of shops and a lovely buzz to the town. People watching in the evenings is a favourite pastime. 2 big out of town commercial centres and even great indoor climbing walls for all ages.

Here you will find a covered area with an old working bread oven. It’s really quite something. The salon also leads to bedroom 4/office. This brick paved room is cosy and inviting. It contains an old stone sink and storage shelves and could easily be incorporated along with the guest suite into a rental area. Leading through to a toilet then up solid steps to the guest suite. Another light filled, dual aspect room, with large en suite bathroom with shower and bath. With minor works, this could easily be turned into a chambre d’hôte or Airbnb. All furniture is included.
    The salon also leads upstairs to 2 further spacious bedrooms - both are 24sq metres - and a large family bathroom, again both shower and bath, via a landing. The landing has 2 oak linen cupboards. The landing also has the front door leading to the garden. One bedroom is again dual aspect ( south and east) with a chestnut floor. The stone chimney passes through this room. It also has a wall mounted silent air conditioning unit, recently serviced. Huge wardrobe, baroque bed and side tables are included.     The house comes with over 12,000 sq metres of land, divided into 4 areas. The main garden and 3 fields. The biggest field is approx 5000 sq metres. Ideal for livestock. The garden and this field are fully enclosed. There are 3 gravel driveways.
    The garden has an avenue of lime trees lining the drive providing shade in the hot summers. And the scent of the flowers in late May is incredible. The bees love it. The garden is mainly grassed with flower beds being near the house for ease of watering. There are also apple trees,
    ornamental trees and a small stone outbuilding. One feature is a large horse chestnut tree. Another is an old agricultural machine inherited with the house when we bought it.

    Attached to the house is an integral car port leading to the cellar. This is divided into 3 areas. The laundry area is also in the cellar with Bosch washing machine, Bosch tumble dryer - both included in the sale, and a sink.
    Next to the house is a separate building, currently used as a woodworking shop and a garage for the ride on mower ( not included) and other maintenance tools.     With the recent warm weather, the Indian Lilac “ Lagerstroemia “ or Lilas des Indes as it’s called here, is flowering really early. So pretty. And the deck is perfect for early mornings and breakfast too as it faces west.
    Had to refill the peanut feeders again, it’s every 24 hours at the moment. Just like a bank holiday weekend at a supermarket. Videod the woodpecker on the feeder. Refilled the bird drinking fountain twice. And the swallows are about to fledge. That will be the third group to fledge this year.
    If you love wildlife then this is the place for you. Most of the time all you can hear is birdsong. It really is very peaceful. There are rabbits, hares, foxes, stone martins, hedge hogs, deer and many species of birds. Including hoopoes, swallows, wrens, buzzards, green woodpeckers spotted woodpeckers, nightingales, skylarks, cuckoos, golden orioles and all the usual garden varieties The woodpeckers love the peanut feeders, the swallows and wrens nest in the car port. This year there are 3 swallows nests and all have successful fledgelings. Occasionally a tiny bat spends the day in the cave so we always leave the door ajar.
    There are dog walks straight from the house. All through open farmland and along quiet farm lanes.

    The galley kitchen has granite work surfaces, a walnut breakfast bar with storage, and floor and wall units. Much of the kitchen joinery was built by the local carpenter. A full-height fridge, separate freezer, microwave oven, 5-ring induction Falcon cooker with grill, double oven and filter hood, and a Bosch dishwasher are included, as are the silent three-speed combination ceiling fan and light fitting, and the under-cupboard drop-down Tv.
    Because the dining room offers enormous capacity for storage (china, glassware, serving dishes, bulk storage of dry and canned goods, etc., etc.), the kitchen cupboards can be organised more rationally than usual.

    Dining Room
    Perhaps the most dramatic and romantic dining room to be found anywhere outside a chateau. This room was formerly the village pharmacy and retains the original stunning handmade cabinetry, now enhanced by Led lighting. The current window was the public door, and the salon was the laboratory where powders and potions were made up.
    The floor cabinets are all numbered, and in a few cases the pharmacy inventory list is still visible inside the doors.

    Bedroom suite 4
    A double bedroom with courtyard access and a built-in wardrobe.
    Bedroom 4 is currently a guest bedroom and has the advantages of being on the ground floor and enjoying direct access to the courtyard.
    The ensuite shower room (door to the left of the bed) has a walk-in shower and a centrally heated towel rail/radiator.

    Study
    Formerly a bedroom, this room is currently a very comfortable study with room for a large desk and other furniture.

    Laundry
    Conveniently located near the main bedrooms, this room has a butler’s sink, extensive built-in linen cupboards and counter space for organising laundry. Having the laundry and linen storage on the same floor as the principal bedrooms reduces enormously the time and effort of carrying bed linen and towels up and down to a conventional utility room.

    Attic
    The enormous loft - 4 m (>13 ft) height at apex - stretches the full depth of the house and has tapped off hot and cold water and sewage services and offers enough space to permit 3 additional rooms to be created (with appropriate consent). There is currently a large poly-tunnel providing dust-free storage – this will remain.

    Other Internal spaces
    The garage can hold a full-size Suv and a 2000 litre oil tank and ample storage (including wood storage). Water and electrical supply.
