Renovated farmhouse with (hay)barn/stable, outbuildings, and a large, contiguous private estate.
Ideal if you're looking for space for horses, or store vehicles, boats, or machinery, or if you dream of your own private nature park, in the charming area called “Valley of the Painters”, between Lake Chambon and the picturesque ruins of Crozant.

The traditional house with excellent energy score has been renovated with focus on spaciousness, offering single-level living and exceptional volumes with a very large bedroom, a large eat-in kitchen, a bright and airy living room, a beautiful shower room, a hallway, an entrance hall, and a very large garage. With 135 m² of living space on the ground floor alone, a good staircase leads to the upper floor, allowing for the easy creation of four additional bedrooms and a bathroom. Upstairs floorboards done, water and electrics are only to be connected, the roof is in mint condition. A vaulted cellar below the kitchen, a bread oven, a lean-to, and a large, traditional timber-framed barn with three horse stalls, adjoining additional garage space and woodshed complete the house.

Access from the street is via a spacious and elongated gravel driveway extending to the front of the barn. South-facing, a sun-soaked terrace overlooks a landscaped garden, fenced for the safety of small children and animals.
The grounds then extend into wooded parkland, with rich biodiversity, winding along the rolling hillsides with mown paths for easy access. An orchard with mature, fruit-bearing trees completes the property. A hiking trail runs alongside the estate, as does a small stream that meanders through the wooded slopes to explore.

The entire property is organic, having never been treated with any chemicals, and has been inventoried for numerous plant species as a real treat for nature enthusiasts. As the municipality is engaged in hydroelectric activity and is located on a route of power lines; we wish to mention the presence of pylons on the property, almost inevitable (visually) but without real inconvenience and well secured and maintained.

Half level: going up one staircase, is a WC with basin, a room with an outside access as the house is built in a slope. Next to this room is the space with the small stone walls and arch at the back.

    1st floor
Hall with all original floors, an en-suite bedroom with a large shower room in the tower, from where leads a door to a balcony and a terrace; opposite is another en-suite bedroom with a marble fireplace and its shower room, at the other end are 2 bedrooms sharing in the middle a shower room.

    2nd floor
Apartment with an independent access, terrace, a room with kitchen dining lounge, 2 bedrooms, and a shower room.

    Garden-floor
With access from outside, an en-suite bedroom with vaulted ceiling, open shower, basin and WC. A connecting door exists to the next room.
With access from outside too and the connecting door, one large room to fit an apartment with the neighbouring bedroom or it could be as well an en-suite bedroom or any other use of course.

    Outbuildings
    Orangerie with terrace above
Just next to the main-entrance is this charming renovated orangerie, ideal for entertaining.
The flat roof is used as a large terrace overlooking the water basin, swimming pool and garden area.

Swimming pool 9m x 4m with its terrace, heated with an exchange pomp

Area with heated Jacuzzi and Sauna

3 individual Garages 5m x 3m each, in one building but each has a door

    Grounds
The property is 7134m2 large and the Château divides it in an upper part with most of the large trees such as the oak, pine of Provence and the umbrella pine trees. The lower part is more a garden with flowers and bushes but features the incredible 800 years old Lebanese Cedar which is of course protected. Further truffles are as well embellishing this property. The maintenance of the park is fairly easy. Town water and town sewerage.

    General condition
It is a nice and respectful renovation with good finishings, mostly travertine has been used for the shower rooms. Wifi is in all rooms and pool and orangerie area available, TV in each room too. All the installation for water and electricity is redone. Fuel central heating, simple glazed wooden windows. The wooden shutters is something the owner didn't come round to take care of.

    Comment
A beautifully renovated Château with bright rooms facing the sun and offering lovely views from everywhere. Shops and restaurants at walking distance, plenty of sites to be visited in the area. Could be a rental business with great income potential or a lovely family home, still with letting income from the independent apartments if not used for extended family. The composition and possibilities with the location and authenticity are unique, a property to fall in love with!

    Haute-Garonne – Lauragais

Near Saint-Félix-Lauragais, in the heart of a historic village overlooking the rolling landscapes of the Lauragais region, stands a remarkable fortified castle whose origins date back to the 11th century. It is listed on the Supplementary Inventory of Historic Monuments.

This rare property offers approximately 555 sq m of living space, spread across 15 main rooms arranged around a courtyard, and retains numerous original features that bear witness to nearly a thousand years of history: medieval towers, mullioned windows, vaulted cellars, monumental fireplaces, antique terracotta tiles, French-style ceilings, and listed gargoyles.

Remodeled during the Renaissance and again in the 19th century, the building offers spacious reception rooms, a terrace overlooking the village, and exceptional views of the Lauragais hills, the surrounding farmland, and the Pyrenees mountain range.

A former defensive castle at the heart of a medieval fortified settlement, it is now one of the most unique historical sites in the area. Its remarkable authenticity, preserved over the centuries, will appeal to heritage enthusiasts seeking an exceptional project.

Part of the buildings can be made habitable in the medium term. However, the entire complex requires significant restoration. A preliminary study conducted by a heritage architect is available and allows for the precise identification of the work to be undertaken. Some roofs and masonry structures show signs of deterioration requiring extensive interventions in consultation with the heritage authorities.

The cost of the work is estimated to start at €600,000, an amount that may vary depending on the scope of the selected project. Work carried out in accordance with heritage regulations may, under certain conditions, be eligible for the aid and subsidy programs applicable to protected monuments.

A private residence with character, a tourist business, a high-end bed and breakfast, an event venue, or a heritage project: this property offers exceptional potential for a passionate buyer eager to breathe new life into a monument steeped in history.

A rare find, ideal for lovers of historic buildings and discerning investors wishing to participate in the revival of a thousand-year-old heritage.

A complete file and heritage assessment are available upon request.
