    Summary
We started the business in 1991, and could never have imagined the magnitude of our efforts. We have been welcomed with open arms, and the support of several mayors. Le Touquet is essentially very anglophone, and Elizabeth's has been referred to as an institution, which is such a lovely compliment. Now, if you are interested by the business, all the ground work has been accomplished, you can only improve on our reputation.

    Location
Le Touquet is essentially a select holiday ressort situated along the coast of Pas de Calais. Elizabeth's is situated in the town center, within a short walk to the beach, and close to the covered market, which is open 2 or 3 times a week.
Everything, is within walking distance, or use your bike, there are plenty of cycle paths.

    Access
Le touquet, can accessed by the A16 from Calais. To find Elizabeth's simply follow the signs for the covered market, where parking is abundant outside of the market days. However, for a relatively small fee, as owner of a business, you may acquire a yearly pass which allows you to park in the town center, for unlimited time.

    Interior
    The tearoom includes the following;
    Kitchen situated under ground
The ground floor incorporates the tearoom (seating for 30) with serving area for take-aways, a toilet for handicap customers, kitchen area for dishes, and a huge cold room.
First floor a second tearoom (with bay window), toilet, and storage room.
Second floor, living accommodation, bathroom, kitchenette, and living room
Third floor, 2 bedrooms (1 with built in wardrobes)

    Exterior
Elizabeth's is situated on a main road, comprising mainly of businesses selling food, butchers, fruits & veg merchants, bakers, cheese merchants, and small restaurants. We have the 3 story building, and also a terrace which is authorised throughout the year.

    Additional Details
The terrace is invoiced annually by the Mayors office. Dustbins are also supplied by the town, and are emptied 3 times each week, and every day during the summer vacation. We have an area dedicated to the dustbins and cartons situated inside the building. The pavements, are cleaned by the town with high pressure hoses every day during the holiday season, this service is included in the rates.

    Revenue Generation
The business is full of potential, I wish to sell so that we can retire. At the moment we open 5 days each week outside of the school holidays, and 7 days during the school holidays. Our existing opening hours are 9 am until 6pm, and 7pm Friday, and Saturday. These hours could easily be increased, as there is the demand during summer for breakfasts, drinks to take away, and freshly made scones. Maybe even the possibility to open some evenings during the holidays, as parents don't always wish to take their children to a restaurant, they are looking for something more cosy. There are multiple possibilities, including cupcake workshops, which are lucrative, and much demanded.

Set within more than 8,400m² of exquisitely landscaped gardens and enjoying complete privacy, this outstanding French country estate offers a rare opportunity to own a beautifully restored historic home where timeless character meets refined contemporary living.

Dating from at least the late 17th century, the farmhouse enjoys a distinguished and well-documented history. The French Ministry of Culture records that it belonged to Alexis Marsault, écuyer (esquire) and Seigneur de la Cailletière, a member of one of Poitou's notable families who served as Mayor of Niort from 1681 to 1685 and as a Conseiller du Roi during the reign of Louis XIV. During the French Revolution, the estate was sold as a bien national in 1798, marking the beginning of a new chapter in its long history.

Over the past twenty years, the current owners have undertaken a meticulous and sympathetic restoration, preserving the property's remarkable architectural heritage while introducing every comfort expected of an elegant modern home. Throughout the house, original flagstone floors, exposed oak beams, handsome stone fireplaces and traditional masonry have been carefully retained, creating a home of exceptional warmth and authenticity.

At the heart of the property lies a magnificent 45m² open-plan kitchen, dining and family room. Bathed in natural light through impressive picture windows, this spectacular living space enjoys uninterrupted views across the gardens and effortlessly connects the house with its beautiful surroundings. Designed with both everyday family life and entertaining in mind, it is undoubtedly the centrepiece of the home. An inner hall leads to a utility and boiler room, a separate WC and the integral garage.

Equally captivating is the elegant 45m² formal sitting room, where original flagstones, exposed beams and a magnificent period fireplace combine to create an atmosphere of understated sophistication and timeless charm.

The ground floor is completed by a spacious principal bedroom suite with an en-suite bathroom and WC, together with a separate study, ideal for home working or as a quiet reading room.

Upstairs, a generous landing leads to three further double bedrooms, complemented by two beautifully appointed bathrooms, providing comfortable and flexible accommodation for family and guests.

The outbuildings are equally impressive. Attached to the farmhouse are two traditional stone barns, one still housing its original bread oven, both offering exciting potential for further restoration or creative use, subject to any necessary permissions. Across the attractive gravel courtyard stand a further detached stone barn and a substantial open-fronted hangar, which opens directly onto the sun terrace and semi-inground swimming pool, creating a wonderful setting for outdoor dining, entertaining and relaxed summer living.

Surrounding the property, the mature landscaped gardens have been thoughtfully designed to provide colour, structure and interest throughout the seasons. Sweeping lawns, established trees, vibrant flower borders and peaceful areas of woodland combine to create a tranquil and secluded haven rich in wildlife and natural beauty.

Despite its idyllic rural setting, the property is conveniently located within the highly regarded commune of Saint-Coutant in southern Deux-Sèvres. The charming market towns of Lezay and Melle, both offering an excellent range of shops, restaurants, schools and everyday amenities, are just a short drive away.

The property is also exceptionally well connected. Poitiers, with its international airport and TGV station providing high-speed rail links to Paris and beyond, can be reached in under an hour, while the historic harbour city of La Rochelle and the Atlantic coast are approximately 90 minutes away.

Beautifully restored, rich in history and offering an exceptional combination of character, comfort and privacy, this remarkable country property is perfectly suited as an elegant family home, a luxurious holiday retreat or a prestigious residence in one of the most desirable areas of southern Deux-Sèvres.

Tucked away off a quiet country lane, this superb courtyard property has been sympathetically restored to create a comfortable and highly adaptable home. Equally suited as a substantial family residence or as a home for a couple who regularly entertain guests, the thoughtful layout allows parts of the property to be closed off when not required, making it both practical and economical to run.

The property combines original character with modern comforts and recent improvements, including a new conforming septic tank, a new solar heating system supplying domestic hot water, the master suite, swimming pool and radiators, air conditioning in selected rooms, and a traditional Rayburn cooker in the kitchen.

The heart of the home is the spacious country kitchen and dining room, opening onto a terrace with magnificent views across the rolling Gascon countryside. Beyond lies a large dual-aspect sitting room with French doors opening both onto the courtyard and towards the gardens and surrounding land. A second reception room, currently used as a gym, offers excellent flexibility as a ground-floor bedroom, snug, studio or even a future second kitchen should independent accommodation be desired.

The original farmhouse provides three ground-floor bedrooms and a bathroom, while upstairs a spectacular 45m² family sitting room overlooks the courtyard via French doors and a Juliet balcony. Additional bedrooms and a bathroom complete this wing.

The impressive master suite occupies its own private area and features a dressing room, en-suite bathroom and balconies on both the north and south sides, enjoying views over the courtyard, gardens and surrounding countryside.
Outside, the property is surrounded by more than 4 hectares of gently undulating land, with far-reaching views towards the Pyrenees. The beautifully positioned 10m x 4m swimming pool benefits from a roller safety cover, solar heating and a summer kitchen, creating an ideal setting for outdoor entertaining.

Two substantial barns provide excellent additional space. One serves as a workshop with a games/family room above, while the second includes a 102m² three-bay open barn, offering covered parking for at least three vehicles together with extensive storage.

This is a rare opportunity to acquire a beautifully presented country home offering space, flexibility, privacy and modern energy-efficient systems in an idyllic rural setting.

France boasts one of the worlds best high speed train systems, but the roads are simply a joy, with very little traffic and well maintained routes throughout.

    Interior
It is impossible to compare this house with others. It has a truly unique architectural style, lending an almost church like quality to its appearance. Soaring roofscapes and delicate stone tracery adorn the facades of the property and a beautiful external staircase winds up to the first floor. Inside, the gothic theme continues with a hand carved stair with ancient wooden carved characters and unique radial wooden panelled doors. There are fireplaces, plasterwork and ornate windows. On the ground floor you enter the panelled and beamed outer hall with WC. Through to an internal hall and along to the library with its warm wooden panelling, intricately plastered ceiling and welcoming open fireplace. There is a small office, laundry and walk in cupboard. The inviting kitchen has bright windows, tiled floor and a large woodburner. The commercial cooker still remains and works perfectly and the units are recently installed. Through to the pantry and salon which has a large, light filled bay window and door to the garden. This room has gorgeous panelling and wonderful hand-built, period, floor-to-ceiling joinery. There is a glasshouse leading to the gardens. The first floor houses the four principal bedroom suites, two with balconies. These bright rooms each have private bathrooms. Here you will also find a living room which is so luminous it is called the solarium. Up to the top floor and a further three bedroom suites, one with its own sitting room and generous terrace which receives the sun all day long.

    Exterior
Entering through double gates and down a long private drive, you approach the house with the gothic view revealing itself like a picture. The architecturally pleasing facades of this house give a feeling of strength and permanence. Stone-built with giant beams, it sits within its landscape, beautifully proportioned and gracious. The property is filled with period features and the church like stone tracery of the windows, porches and staircase give off a feeling of quiet dominance. The lovely grounds enclose the house entirely and there are beautiful spots for sitting in the sun. An orchard with a variety of apple trees, a pear espalier with the biggest fruits we have ever seen and an ancient quince tree complete the picture. There is also an abundant sweet chestnut tree which in November gives around 4 kilos of treasure. You will find the stone foundations of an old chapel and a quirky sentry box with lettering from WWII as well as the small trout pond which used to serve fresh fish in the Michelin starred restaurant during the 1950's

    Additional Details
    Opportunities for income.
We bought the house with a view to creating a boutique event venue with rooms. The area of Suisse Normande is a vibrant hub of visitors nearly all year round, but our circumstances have changed and so the next chapter will be played out with a different owner. Our plan was to convert the two cottages, use the bedroom suites and event room to create something unique in the region. This is still the perfect plan for the house and the area is completely lacking in high quality accommodation, with no event centres available for large celebrations. Although you can scale the amount of input you want, keeping the whole as a wonderful family home, or simply letting out the two cottages - the opportunity to really expand the potential of the house is a very exciting prospect.

    Price lowered!
Located in the south of the Lozère department, with its Mediterranean climate, mild winters and peaceful lifestyle in the heart of the historic Cévennes, and nestled in a lush green setting, this exceptional property stretches down to the Gardon river, with its natural swimming pools. Most of the estate is on gently sloping ground, which makes it easy to maintain, and fairly rare in this area. This is one of the major assets of this property, which is at walking distance from a peaceful village that offers a grocery store, restaurants, and during the summers, a weekly market. The architecture dates back to the Middle Ages; a fortress built by Templar monks, with square and round towers overlooking the valley. This estate is situated in one of the most remarkable locations in this small Cévennes region. Surrounded by nearly 10 hectares of meadows, vegetable gardens, fruit trees and, of course, chestnut trees, the property also features the ruins of an old mill with a fish basin. This place that lends itself to hosting, with 3 gites that are mostly in good shape and could be functional with little work, but this property is also perfect for creating, meditating and for people who need privacy and peace.

    Location
The village is on the trail of Robert Stevenson, and attracts many visitors. The area is known for hiking, bicycling, nature and history. Larger supermarkets are at a 20 minute drive. Montpellier is at less than 2 hours, and Nice around 4.5 hours.

    Interior
Vaulted ceilings in the living room. Historic staircase leading to the second floor.

    Exterior
Solid foundations. Round towers and square tower. Water source. Water feature, prairies, forest, surrounded by landscaped gardens, vegetable garden with greenhouse.

    Additional Details
The house is in need of renovation, and to be updated to current standards. The roofs are generally in good condition, except the roof of the 2-bedroom gite, which needs to be addressed. This property was my father's primary residence since the mid-eighties, when he purchased and renovated the property. Visits can be organized; the widow still lives on site.

    Revenue Generation
Due to circumstances, the 3 gites are no longer rented, but they provided a steady source of revenue as there are not a lot of vacation properties on offer in this very popular area.

A beautifully renovated Château with bright rooms facing the sun and offering lovely views from everywhere. Shops and restaurants at walking distance, plenty of sites to be visited in the area. Could be a rental business with great income potential or a lovely family home, still with letting income from the independent apartments if not used for extended family.
