Although the house has no close neighbours it is also close to a lovely swimming lake, restaurants, bakeries, supermarket, doctor’s office and much more. Périgueux, the capital of the Dordogne, is about an hour’s drive away as is Limoges airport.

The house is located on a fully enclosed 1.17 hectare plot. This land includes an enclosure with a small shelter that can accommodate small animals. Two gravelled driveways connected together, with separate gates, facilitate access. There are two adjacent garages, with workstations accessible from the inside. Each has an individual electric door.

A large summer kitchen, equipped with a wood stove, a barbecue, electricity and a sink with hot and cold running water, usable all year round, adjoins the property. A covered terrace facing south and an aluminum pergola offer additional shade.

One enters the house through a porch that leads to a country-style kitchen equipped with a stove that can supply ten radiators. Behind the kitchen there is a discreet double room and a shower room. There are the steps that go down to the living/dining room, also equipped with a wood stove. This room gives access to the terrace through double glazed French windows. It communicates with a large living room/TV room.

One accesses the first floor by a wooden staircase leading to a landing with a Velux window, currently converted into an office. There is a large bathroom with an island bath and separate shower, as well as generous storage space in the easily accessible attic.

The second double bedroom has a window overlooking the garden facing south. The landing gives access to additional rooms; one serves as a dressing room with rooms on each side, one unfinished and the other serving as clothing storage.

Another staircase leads to a large third bedroom, which in turn gives access to an additional room currently used as a sewing/craft workshop. This room also offers internal access to the garage. The house could be divided into two separate dwellings, subject to obtaining a building permit; some plans are available.

This house benefits from double glazing on nearly all windows and a choice of wood central heating from the wood burner in the kitchen or from oil central heating. There is a double cave where the heating oil tank and the boiler are housed.

Attention investors only: this property offers strong rental potential. Revenues vary from €480/week for the cottage in the low season to €1,400 to €4,400/week for the entire property, depending on the time of year. • Rental / Gîte Potential

    Summary
Live the dream in the very heart of Monpazier, best-preserved of the medieval bastides and one of France’s ‘Most Beautiful Villages’ – intimate enough to be friendly but with the facilities of a small town. Enjoy all this from a magnificent and spacious house of 381 m2 (4105 sq ft). Formerly the village pharmacy, this delightful home is now fully modernised and ready for immediate enjoyment.
This large (8 rooms), comfortable and well-appointed home, less than 75 metres from Monpazier’s world-famous arcaded square, was created from three medieval properties and now offers luxurious living; boasting extensive accommodation and a 55 m2 (540 sq ft) private walled courtyard plus an integrated garage – a rare combination in a medieval French village.

The property is currently a generous home with ample space for family and visitors but has in the past operated as a successful gîte / chambres d’hôtes and could once more with no alterations. For someone looking for a second home, this is a secure lock-up-and-leave property with minimal maintenance – no need to spend the first two weeks of every visit tidying up or paying for expensive, and not always reliable, gardiennage services.

The property benefits from double glazing and custom plantation shutters to all windows, and recently (2003) renewed electrical, heating and plumbing systems. There is a forced air ventilation (VMC) system to the kitchen, all shower / bathrooms and the guest W.C. The plumbing has been extended into the enormous attic, facilitating the addition of two or three further bedrooms if required. The upstairs bedrooms had reverse cycle air conditioning units installed in 2024. Downstairs does not require air-conditioning.

The house is served by high-speed 600 Mb fibre with wi-fi signal amplifiers and mains water and sewage. There is a modern, very efficient Jøtul wood burner in the salon, supplementing an oil-fired central heating system powered by a modern Diematic boiler with digital controls. Upstairs bedrooms have individually programmable thermostatic valves.

    Location
Monpazier is renowned as the best-preserved fortified village (bastide) in France. There has been a weekly market in the square for 700 years and lively programme of events throughout the year, including an annual music festival drawing performers from around the world.

Many sites of international importance are nearby, including Sarlat and Chateaux Biron, Beynac, Milandes and Castelnaud.

Monpazier is a remarkable village and has become the vibrant social hub for the expatriate community of the wider area. Whether your interest lies in reading groups, sports, fitness, dinner parties, singing, wine appreciation, learning pétanque or joining a French language group, you will be made welcome to precisely the extent you desire. Newcomers from overseas are generally surprised to discover the scope of village-owned and operated facilities designed to encourage social interaction – outdoor and indoor sports facilities, all-weather tennis court and two village halls hosting everything from country dancing to Zoomba classes.

In 2024, Monpazier hosted the Equestrian Endurance World Championship featuring dozens of teams from around the world – a testament to the interest in all things equestrian in the vicinity, including regular trotting races in the village-owned hippodrome.

The village shops cater to everyday needs – mini-market, butcher, 2 boulangeries, 2 greengrocers, 2 fine dining restaurants, 5 other restaurants, 5 cafés, wine bar, 2 hotels, a craft brewpub, half-a-dozen artists’ galleries, boutiques and more. Supermarkets in Villeréal and Beaumont are less than a 15 minute drive.

A pharmacy, nurses' station and primary care doctor’s surgery serve the health needs of the village.
Less than an hour’s drive brings you to the Vézère River – ‘The Valley of Mankind’. In this Unesco World Heritage Site visitors may explore numerous decorated prehistoric caves, including Lascaux.

There are several golf clubs in the area, including 18 and 9-hole courses within 25 minutes’ drive. All are open to guests.

There are three Michelin-starred restaurants in the area and many excellent vineyards offering tours and tastings.

    Access
Bergerac, the nearest major town (40 mins), has a full range of hypermarkets, hardware stores, boutiques, gourmet food stores and galleries.

Bergerac Airport has regular flights to London [BA and Ryanair], Rotterdam and Uk regional airports.

Agen (1 hour) provides access to France’s high-speed TGV train network.

Bordeaux and Toulouse are each about 2 ½ hrs drive.

    Interior
    GROUND FLOOR
    Hallway
The hall was originally divided in two lengthwise, serving two independent houses, as can be seen from the ‘ghost’ door visible on the exterior.
The right-hand wall was the external side wall of the pharmacy – which explains the impressive full-height doors set in the 66 cm (26 in) thick wall (right). Now opening into the kitchen, this was the front door to the private area of the pharmacy.

    Salon
A bright, airy room featuring a dramatic fireplace with a Jøtul wood burner and, in an alcove, the original medieval stone sink. Two sets of double-glazed French doors give access to the courtyard and flood the room with light. Another dramatic full-height door hides a cupboard. Custom bookcases are included. (Despite appearances, these are free-standing and could easily be removed if not required.)

    Kitchen
The galley kitchen has granite work surfaces, a walnut breakfast bar with storage, and floor and wall units. Much of the kitchen joinery was built by the local carpenter. A full-height fridge, separate freezer, microwave oven, 5-ring induction Falcon cooker with grill, double oven and filter hood, and a Bosch dishwasher are included, as are the silent three-speed combination ceiling fan and light fitting, and the under-cupboard drop-down Tv.
Because the dining room offers enormous capacity for storage (china, glassware, serving dishes, bulk storage of dry and canned goods, etc., etc.), the kitchen cupboards can be organised more rationally than usual.

    Dining Room
Perhaps the most dramatic and romantic dining room to be found anywhere outside a chateau. This room was formerly the village pharmacy and retains the original stunning handmade cabinetry, now enhanced by Led lighting. The current window was the public door, and the salon was the laboratory where powders and potions were made up.
The floor cabinets are all numbered, and in a few cases the pharmacy inventory list is still visible inside the doors.

    Bedroom suite 4
A double bedroom with courtyard access and a built-in wardrobe.
Bedroom 4 is currently a guest bedroom and has the advantages of being on the ground floor and enjoying direct access to the courtyard.
The ensuite shower room (door to the left of the bed) has a walk-in shower and a centrally heated towel rail/radiator.
When the property was operated as a gîte, this was the owners’ bedroom suite. Bedroom 1 was offered as accommodation for 2 adults (with the option of 2 children/teenagers in what is now the study), while Bedrooms 2 and 3 were offered as accommodation for a group of 4 – 6 people.

    UPPER FLOOR
    Bedroom suite 1
A large room, with three multi-door fitted wardrobes and ample space for a dresser and armoires. Reverse cycle air conditioning unit. Stunning original walnut flooring.
Following a 2024 renovation, the ensuite has a new W.C., walk-in shower and heated towel rail.

    Bedroom suite 2
This suite is almost exactly the same size as bedroom 1 suite and could just as easily be classified as the master bedroom. Both suites offer enormous clothes storage space, room for a queen-size bed, multiple wardrobes and armoires, and reverse cycle air conditioning units.
The suite is entered through a walk-in closet.

    Salon 2 / Bedroom 3
A large L-shaped room which could be combined with Bedroom 2 to provide semi-independent accommodation for guests, teenagers or live-in relatives.
Currently arranged as a lounge with two single beds in the other arm, it affords ample space to sleep four if required. Built-In media storage and wall-mounted Sony smart Tv included. Reverse cycle air conditioning unit.

    Study
Formerly a bedroom, this room is currently a very comfortable study with room for a large desk and other furniture.

    Laundry
Conveniently located near the main bedrooms, this room has a butler’s sink, extensive built-in linen cupboards and counter space for organising laundry. Having the laundry and linen storage on the same floor as the principal bedrooms reduces enormously the time and effort of carrying bed linen and towels up and down to a conventional utility room.

    Attic
The enormous loft - 4 m (>13 ft) height at apex - stretches the full depth of the house and has tapped off hot and cold water and sewage services and offers enough space to permit 3 additional rooms to be created (with appropriate consent). There is currently a large poly-tunnel providing dust-free storage – this will remain.

    Other Internal spaces
The garage can hold a full-size Suv and a 2000 litre oil tank and ample storage (including wood storage). Water and electrical supply.

There is a small space for coats, separate boiler room and an understairs guest toilet.

The cellar extends below the salon, kitchen and dining room. Various shelving units and wine racks holding over 300 bottles will remain. There is a capped well that could be reopened.

    Exterior
The courtyard was resurfaced in 2020. The patio area closest to the house is in travertine marble and the other half is superbly decked in ipé, an attractive and extremely hard-wearing South American hardwood. There are flower beds to two sides.
Large custom, remotely operated electric canopies shade approximately three-quarters of the courtyard, creating a wonderful space for outside entertaining even in the height of summer.
In the evening, the courtyard is an enchanting venue for dinner, pre-dinner cocktails or simply conversation with a glass of wine.
There is an external water supply and dedicated electrical supply for lighting, outlets and water features, and access to the fridge / freezer with icemaker, and to the cellar.

    Summary
A Village Estate in the French Countryside — Family Home, Two Income-Producing Gîtes, and a Rare Second Project
Tucked into a quiet, sought-after village in the Nouvelle-Aquitaine countryside — bakery, bar/restaurant, and pharmacy all a short stroll away — this is a rare kind of property: one that lets you live the French village dream while it pays part of its own way.
The estate is really four opportunities in one. At its heart is a spacious 3-4 bedroom family home, arranged over three levels for comfortable, flexible living. Beneath it, cleverly converted from the original basement, is a three-bedroom gîte already generating rental income. Across the central courtyard sits a second gîte — a charming one-bedroom hideaway with its own private feel, perfectly positioned to enjoy the pool and gardens. And beyond that, standing apart from the rest, is a 250m² outbuilding — full house-sized, structurally sound, and ready for its next chapter. Subject to planning permission, it could become a full additional home, guest accommodation, or an event space — a genuine second project for anyone who loves to build as much as they love to live.
Outside, the property was built for long summer days. A heated in-ground pool anchors the garden, with an outdoor bar and summer kitchen, along with a framed large covered pergola made for dinners that stretch into the evening. Beyond it, landscaped grounds unfold into a vegetable garden, shaded seating areas, open lawns,
The current owners have already done the hard work: central heating and mains drainage are in, and the whole property has been tastefully renovated. This place has alot of opportunity. Two gîtes are already open and able to earn. A fourth building is standing by, waiting for someone with the vision to take it further, whether that means more rental income, a wedding and events venue, or simply room for family to gather.
This is a property that rewards different kinds of buyers in different ways: a working rental business already in place, a beautiful family home, a pool and gardens built for entertaining, village life within walking distance — and a development project built into the price, in a region where that combination is genuinely hard to find. Whether your goal is a lifestyle change, an income-producing second home, or a project to shape over the coming years, this property offers all three without asking you to choose.

    Location
In the village itself: bakery, bar/restaurant, and pharmacy all within walking distance — the essentials of daily life without needing a car.
Coast and beaches: despite its inland, rural setting, the Atlantic coast is closer than most buyers expect — around 1 hour 20 minutes to the beaches of Fouras and Châtelaillon, about 1 hour 30 minutes to La Rochelle and the Île de Ré, and roughly 2 hours to the Île d'Oléron. This is a genuine "countryside base with the coast as a day trip" property.
Nearby towns and markets: City of Niort is about 47km away (roughly an hour's drive), with its historic centre, weekly markets, and a medieval keep worth visiting. Closer still are smaller towns like Tusson (about 13km) and Ruffec (about 22km), both known for their traditional Charente architecture.
Historic sites and culture: the Renaissance-era Château de Javarzay is a short 18–20 minute drive away. The Marais Poitevin — France's "Green Venice," a landscape of canals and marshland — sits within easy reach for a scenic day out. History-minded visitors can also reach the Neolithic tumuli of Bougon, among the oldest megalithic structures on the Atlantic coast of France, predating the Egyptian pyramids.
Sport and leisure: golf at Cognac is around 45km away; the Zoodyssée animal park is a popular family outing in the region. The village and surrounding countryside are also well suited to cycling and walking.

    Access
Airports: Angoulême-Brie-Champniers Airport is the closest, around 40–45 minutes away. La Rochelle–Île de Ré Airport, about 1 hour 30 minutes, offers the best international route options for the region. Bordeaux–Mérignac and Nantes Atlantique, both roughly 2 to 2.5 hours away, provide major international gateways for buyers travelling from further afield.
Ports: La Rochelle, around 1 hour 30 minutes away, is the region's major Atlantic port, with its historic marina and ferry links to the Île de Ré and Île d'Oléron. Royan, a little further, offers an alternative coastal port and marina.
Train stations: Ruffec, about 30 minutes away, has direct TGV high-speed rail links to Paris in around 2 hours. Angoulême, roughly 40 minutes away, also connects to Paris by TGV in under 2 hours, alongside broader regional and national rail links. Niort, about an hour away, offers a further onward-connection option.
Roads: the property sits close to the N10, the historic Paris–Bordeaux–Spain route, with a Ruffec-north junction nearby providing quick access to the wider road network. The N10 runs parallel to the A10 autoroute, which connects Paris, Poitiers, Niort, and Bordeaux, giving the property fast road access both north toward Paris and south toward Bordeaux and the Spanish border.

    Interior
Main house — arranged over three levels, offering 4 bedrooms and 3 bathrooms in total. The layout has been designed for both everyday family living and hosting guests, with ground floor: living room, dining room, kitchen - 2/3 bedrooms (one bedroom currently used as an office) on the entrance level and 1 bedroom in renovated loft area. The property has been tastefully renovated by the current owners, with central heating and mains drainage installed throughout.
Basement gîte (3-bedroom) — cleverly converted from the original basement into a self-contained three-bedroom gîte with 1 bathroom. Large kitchen that opens out onto a sunny patio for outdoor dining. Currently lets as a holiday rental.
Courtyard gîte (1-bedroom) — a one-bedroom hideaway positioned across the central courtyard, ideally placed to enjoy the pool and garden areas.

    Exterior
Land and gardens — the property sits within 3200m of grounds, combining formal and informal areas. The gardens include a vegetable garden, open lawns, and several shaded seating areas positioned to catch the sun (or shade) at different points in the day.
Pool and entertaining area — a heated in-ground swimming pool anchors the main outdoor space, complemented by an outdoor bar/summer kitchen and a large covered pergola suited to dining or relaxing outdoors.
Courtyard — a central courtyard separates the main house from the one-bedroom gîte,
Parking — plenty of parking on the property and outside of it.
The 250m² outbuilding — sits apart from the main buildings offering the potential for a full additional home, guest accommodation, or event space, subject to planning permission.

    Revenue Generation
Under previous ownership, both gîtes were regularly booked solid throughout the summer season, reflecting strong underlying demand for the property and the area; bookings have been less consistent under the current owners due to family illness rather than any issue with the property itself, leaving clear room for a new owner to restore and build on that earlier performance. Both the three-bedroom basement gîte and the one-bedroom courtyard gîte are fully furnished and ready to let immediately, whether run together for maximum income or with one reserved for personal use, and the property's proximity to the Atlantic coast, regional attractions, and a walkable village setting all support the kind of demand that drove those historic bookings. Beyond the two existing gîtes, the 250m² outbuilding offers a further revenue opportunity — subject to planning permission, it could become additional rental accommodation, an events venue, or a long-term let — giving an incoming owner real scope to scale income with consistent marketing and management well past its historic peak.

    Chateau history
Throughout its rich history, the ownership of this chateau has passed through the hands of esteemed families, each contributing to its legacy. In the 15th and 16th centuries, the Couvidat family held sway over its grandeur. By the late 1630s, the Vidart family of Saint-Etienne became its custodians. In 1754, the Viot de la Vergne family took ownership, and during the tumultuous times of the Revolution, a the Roudareix called this residence home.
The Rocquart family assumed ownership in 1846, marking another chapter in the chateau's storied past, and subsequently, it found itself under the care of the Chastenet family, who continue to hold the keys to its historical charm. Poised on a hill, the chateau commands a panoramic view of the village of Lesterps, standing as a timeless testament to the passage of time.
The architectural splendor unfolds across multiple levels, encompassing a basement, ground floor, first and second floors, and a spacious attic room. The roof, adorned with slates, features long sides and broken rumps, punctuated by dormers that add to its distinctive character. A half-finished round tower at the rear houses the staircase, crowned by a broken conical roof seamlessly connected to the main roof.
Lime-covered elevations, crafted with precision, showcase the enduring craftsmanship of the era, with corner chains and opening frames meticulously fashioned from granite. The ensemble is completed by outbuildings, including a barn, a stable, an altered dwelling, and a well, adding layers of functionality to the chateau's historical charm.
